Compact prefabricated houses up to 120 m2

Compact houses up to 120 m2 push down building and plot costs and can be heated efficiently. These eight designs show how much living quality is achievable on a manageable footprint.

A compact house up to 120 m2 is often the smarter choice than it first appears: less area means lower building costs, a smaller plot requirement and permanently less heating and cleaning effort. In this selection eight houses between 94 and 119 m2 are available - among them bungalows for single-level living and cleverly laid-out semi-detached units for narrow plots.

The range spans from the compact architect's bungalow BL 95 by Baudirekt (94 m2) to the Duett 129 semi-detached unit by Fingerhut Haus (119 m2). On price the houses with a fixed starting price begin at 134,999 EUR for the ComfortStyle 10.01 W shell house and reach up to 422,373 EUR; three of the eight bungalows are calculated per project. Compact does not mean cramped here: the Mandoe by Danhaus, for example, fits four rooms into exactly 100 m2.

Why compact houses are cheaper and more efficient

Building costs are directly tied to the living area - every square metre costs material, labour and, later, energy. A house up to 120 m2 therefore saves several times over: lower shell costs, a smaller and thus cheaper plot, and lower running costs over the entire service life. The compact ratio of envelope area to volume additionally pays off in energy demand.

Compactness also demands well-thought-out floor plans. The Mandoe by Danhaus demonstrates this exemplarily: four rooms on 100 m2 thanks to space-efficient planning and no wasted circulation areas. The Bungalow BL 95 by Baudirekt also proves, on just 94 m2, that storage and living comfort need not suffer from the small footprint.

Building compact: bungalow or duplex?

In this selection two concepts meet. The four bungalows by Suckfuell, Baudirekt, Danhaus and WEIOTT distribute their area on a single level - ideal for low-barrier living, but with a higher plot requirement. The semi-detached units by Fingerhut Haus, allkauf haus, Kern-Haus and Hanse Haus, by contrast, rely on two storeys and share plot and party wall with the neighbour.

For narrow building plots the semi-detached unit is often the only sensible solution: the Duett 129 by Fingerhut Haus (119 m2) and the Doppelhaus 35-130 by Hanse Haus (115 m2) work on narrow plots and additionally push down costs through the shared wall. Anyone who wants to live without a staircase and has the space chooses the bungalow.

Frequently asked questions: Compact prefabricated houses up to 120 m2

Is 120 m2 enough for a family?
For many families, yes - the decisive factor is the floor plan, not the number of square metres alone. Houses in this selection offer four rooms on up to 119 m2, such as the Duett 129 by Fingerhut Haus. Bungalows such as the Mandoe by Danhaus even fit four rooms into 100 m2. Anyone with a lot of home office or frequent guests plans more generously, but for the everyday life of a small family the area is plenty.
How much does a compact house really save?
The saving takes effect at several points: lower shell costs, a smaller plot and permanently lower heating and running costs. Because every square metre causes building and energy costs, the difference to a large house adds up noticeably over the years. In this selection the compact houses with a fixed price start at 134,999 EUR. The exact amount depends on the finishing stage and features.
Is a bungalow or a duplex more compact?
Both types achieve compact living areas but take different routes. The bungalow is single-storey but needs more plot area for the same square metres. The duplex stacks two storeys and shares plot and wall with the neighbour - ideal for narrow plots and lower plot costs. Which route suits is decided by your plot situation.
Are compact houses available as a shell house too?
Yes. The ComfortStyle 10.01 W by massa haus is a compact shell house at 103 m2 and starts at 134,999 EUR. The Double 10 duplex by allkauf haus (123 m2) is also available on request as a shell house. With your own labour you push the price of these already compact houses down further. With a shell house, however, the starting price covers only the building envelope.
