That is risky, because there are considerable differences between providers, construction methods and contract models – they affect not only the purchase price but the entire life cycle of 30 to 40 years.

Prefab house – what is it?

A prefab house is largely created not on the building site but in a weather-independent factory hall. Wall, ceiling and roof elements are prefabricated there to the millimetre, fitted with insulation, windows, electrical conduits and sometimes even already plastered internal walls, and then transported to the building site by heavy haulage. There the house stands within one to three days.

This industrial prefabrication fundamentally sets the prefab house apart from a solid house (Massivhaus), which is bricked up stone by stone on site. Two direct consequences follow: first, significantly shorter and more predictable build times; second, a more uniform workmanship quality, because the elements are manufactured under controlled conditions and checked several times before dispatch.

    Equity, credit framework, monthly burden – best together with an independent financing adviser. Rule of thumb: no more than 35 percent of the available net household income for interest and repayment. Plus a 15 percent buffer for ancillary construction costs, outdoor works and a reserve.

Build time and schedule: what you should expect

From the purchase decision to move-in, twelve to eighteen months usually pass. Anyone who needs to move in faster is better served by an existing house. Anyone with time gains noticeably in quality and cost control through clean planning. Contract review: 7 tricky clauses to watch

In a dispute, these seven points determine whether you can enforce your claim – or not. Have all clauses checked by a surveyor before signing – for example via the Association of Private Homebuilders (Verband Privater Bauherren, VPB).

Commitment to the fixed price

An unambiguous definition of what the fixed price covers and for what period it applies. 12–24 months from contract signing is usual.

Description of build and services

Completion date

A binding date with a contractual penalty for delay. Standard in the industry: 0.2–0.3 percent of the build sum per full week of delay, capped at 5 percent.

Completion guarantee

At least 5 percent of the build sum, deposited with a bank or insurer. Protects you in the event of the provider's insolvency.

Payment schedule under the MaBV

No more than 7 instalments under § 3 of the Brokers and Property Developers Ordinance (Makler- und Bauträgerverordnung). Higher advance payments are not permitted.

Provision on the fittings selection

Clearly recorded how many fittings-selection days are included, which manufacturers are available and how special requests are priced.

Scope of warranty

For the overall work, at least 5 years apply under § 634a BGB (German Civil Code), and 30 years on the load-bearing structure. A shortening is not permitted.

Right to special termination

10 typical mistakes when buying a prefab house

  1. Budget calculated too tightly. Factor in a 15 to 20 percent reserve for the unforeseen, otherwise the fittings selection turns into a stressful situation.
  2. Comparing only the house price. Ancillary construction costs make up 15 to 20 percent of the total costs and are frequently underestimated.
  3. Signing the contract without a check. A surveyor review costs less than a single subsequent special request.
  4. Requesting too few providers. At least three comparable offers, otherwise a robust market price is missing.
  5. Searching for the plot only after choosing the house. The house must fit the plot, not the other way round.
  6. Missing KfW funding. Applications must be submitted before contract signing, otherwise the entitlement lapses.
  7. Poorly prepared fittings selection. Anyone who has to make 80 to 200 decisions in two days loses money.
  8. Building without site management. Independent build-accompanying quality control – for example via the Homebuilders' Protection Association (Bauherren-Schutzbund, BSB) – uncovers 70 percent of all later defects preventively.
  9. Choosing a bargain provider. If an offer is 20 percent below the market average, something is missing from the service specification.
  10. Carrying out acceptance superficially. Acceptance is the most important appointment after contract signing – bring a surveyor with you.

Funding and financing 2026 in brief

Anyone building a prefab house in 2026 should check at least three funding components. First, the KfW programme Climate-Friendly New Build (Klimafreundlicher Neubau, KFN) with interest-reduced loans up to €150,000 per residential unit for Efficiency House 40 with the QNG seal. Second, the Home Ownership Funding for Families (Wohneigentumsförderung für Familien, WEF) with loans up to €270,000 for households with children and a taxable annual income under €90,000. Third, the BAFA heating funding for heat pumps with grants of up to 40 percent of the eligible costs.

Decisive are an unambiguous build and services specification, a binding fixed price with clearly named exceptions, a promised completion date including a contractual penalty for delay, a registered completion guarantee of at least five percent of the build sum and transparent provisions on special requests, the fittings selection and warranty.

How much time passes from the purchase decision to move-in?+

Twelve to eighteen months is realistic. Second, site development (Erschließung) — are electricity, water, wastewater, gas, telecommunications and a paved access present?
