A whole generation of prefab houses faces renewal
Between 1970 and 1995, around 600,000 prefab houses were built in West Germany – back then a departure into industrial building, today a technical challenge. Many of these buildings reach an age of 35 to 50 years in 2026 and face their first or second general renovation. Homebuilders, heirs and buyers in the existing-property market must tackle three topics at once: energy renovation, age-appropriate conversion and hazardous-substance assessment.
Unlike with a solid house (Massivhaus), the modernisation of an older prefab house follows its own logic: timber-frame construction, mineral-wool or glass-wool insulation, asbestos-containing roof panels or wood preservatives based on pentachlorophenol and lindane often appear as companions. Anyone who renovates without a professionally qualified survey of the existing structure risks building damage and health hazards.
Three renovation packages for different budgets
„Energy basic“ package (€35,000 to €65,000): roof insulation, window replacement (Uw ≤ 1.1), new heating system (heat pump or pellet), thermal envelope without an additional overlay. Realistic for houses in good overall condition. Result: heating costs fall by 35 to 55 percent, funding via BAFA individual measures up to 20 percent.
„Efficiency House 70 EE“ package (€75,000 to €120,000): additionally facade insulation as an external thermal insulation composite system (WDVS) or overlay, ventilation system with heat recovery, PV system, storage if applicable. Fundable under KfW-261 with up to 27 percent repayment grant. Sensible if the house has 20 to 30 further years of use ahead of it.
„Full renovation with extension“ package (€130,000 to €180,000): envelope up to Efficiency House 55, interior conversion, extension if applicable, hazardous-substance remediation, barrier-free adaptation to DIN 18040-2. Fundable via the combination of KfW-261 plus KfW-159 (Age-Appropriate Conversion). In growth regions the increase in value often fully covers the renovation costs.
What matters especially for existing prefab houses
First: hazardous substances. Until the mid-1980s, PCP- and lindane-containing glazes were frequently used on timber load-bearing elements. An indoor-air measurement (€300 to €600) clarifies the exposure. Remediation usually proceeds via sealing or encapsulation – a complete dismantling is only necessary in exceptional cases.
Second: construction. The timber-frame walls of the 70s/80s often contain pure mineral-wool insulation without a modern vapour barrier. Facade insulation must be planned to be diffusion-open, otherwise building damage threatens. Third: heating. Existing gas or oil heating systems can be replaced by heat pumps in 2026 – provided there are surface heating systems or radiators with sufficient transfer area and good envelope insulation.
Fourth: barrier-free access. Anyone renovating anyway can, with manageable extra costs (€15,000 to €35,000), also convert to DIN 18040-2 at the same time – wider doors, threshold-free bathrooms, lift or stairlift preparation. KfW-159 funds age-appropriate conversion with up to €50,000 in interest-reduced credit per residential unit. The pillar articles of the cluster deepen renovation packages and barrier-free building with concrete costs and funding amounts.
