What does a prefabricated bungalow cost in 2026?

Short answer: In 2026, turnkey prefabricated bungalows roughly range from around €2,000 to €3,500 per m². Compact models start at around €150,000, mid-sizes usually fall between €200,000 and €400,000, and spacious bungalows lie above that. The plot, site development and incidental construction costs are added on top. All figures are ranges, as of 2026, and are not a ranking.

A bungalow is a single-storey home that organises all the living space on one level. Because the floor slab and roof area are larger in relation to the living space, the price per square metre tends to be somewhat higher than for a two-storey house – but there is no staircase at all. The page Building a bungalow: costs offers a detailed cost overview, and concrete guide values per finishing stage can be found on Prefabricated bungalow prices.

Why a bungalow?

Single-storey living makes the bungalow equally attractive to two groups: to families who value short distances and an open floor plan without stairs, and to people from around the age of 50 who plan ahead for later life. A low-barrier bungalow remains liveable even with limited mobility.

  • Single-storey and low-barrier – entirely without stairs
  • Short distances, an open floor plan for families
  • Planned ahead for later life (50-plus)
  • Flexible building forms: hip roof, flat roof, L-shape

The basics and features of this house type are described on the page Bungalow as a prefabricated house.

Visit bungalow show homes

The floor plans and spatial feel of a bungalow are best experienced on site. In show home parks (Musterhausparks), walk-in houses from various manufacturers stand side by side at full scale, so that you can directly compare sizes, finishing stages and fittings. Single-storey bungalow models can also be found in many of these exhibitions – depending on the location and the current display stock.

Across the entire German-speaking region we document 15 show home parks with their location, directions and frequently asked questions. Which houses are currently on display and whether a bungalow is among them is best clarified in advance with the respective operator (details without guarantee, as of 2026). The page Show home parks offers an overview of all locations. The house-building checklists help you prepare for the visit.

Frequently asked questions about the prefabricated bungalow

What does a prefabricated bungalow cost in 2026?
There are no reliable flat-rate prices. As a guide, turnkey prefabricated bungalows in 2026 roughly range from around €2,000 to €3,500 per m². Compact models start at around €150,000, mid-sizes usually fall between €200,000 and €400,000, and spacious bungalows lie above that. The plot, site development, incidental construction costs and outdoor works are each added on top. All figures are ranges, as of 2026, and depend on fittings and region.
Why is a bungalow often more expensive per square metre than a two-storey house?
A bungalow spreads the entire living space over a single level. As a result, the floor slab and roof area are larger in relation to the living space than in a two-storey house of the same size. These two components are among the more expensive trades, which is why the price per square metre of a bungalow tends to be higher. In return, there is no staircase, and the plot is used more intensively.
Who is a bungalow particularly suited to?
The bungalow appeals equally to two groups. Families value the short distances and the open floor plan without stairs, especially with small children. People from around the age of 50 use single-storey living to plan ahead for later life, because a low-barrier bungalow remains liveable even with limited mobility. It is also popular as a retirement home or for living together with relatives.
How large does the plot for a bungalow need to be?
Because the entire living space is on one level, a bungalow needs more built-up plot area than a two-storey house. As a rough rule of thumb: the plot should be roughly two-and-a-half to four times the living space so that there is still room for a driveway, terrace and garden alongside the house. The exact requirement depends on the floor plan, the local development plan (Bebauungsplan) and the plot layout.
Which roof shape suits a bungalow?
Classically, bungalows have a hip roof, which emphasises the flat, calm silhouette and is permitted in many development areas. Modern bungalows often go for a flat roof for cubic architecture and possible roof greening. Pyramid roofs and shallow-pitched gable roofs also occur. Which shape is allowed is governed by the local development plan (Bebauungsplan) – this should be checked early on.
What distinguishes a bungalow from an L-shaped bungalow (Winkelbungalow)?
In a classic bungalow the building is usually rectangular or square. The L-shaped bungalow is built in an L-shape: two building wings sit at right angles to one another and enclose a wind-sheltered terrace in the inner corner that is often not overlooked. The L-shape also allows a clear separation of the living and sleeping areas. Both variants remain entirely single-storey.
Build a bungalow as a solid or a prefabricated house?
Both construction routes lead to a high-quality bungalow. The prefabricated house is factory-prefabricated, assembled quickly and usually handed over turnkey at a fixed price – with high cost certainty and a short construction time. Solid construction is built brick by brick on site, offers high thermal mass and good sound insulation, but takes longer. The decision follows budget, schedule and personal preference.
Can a bungalow have a granny flat (Einliegerwohnung)?
Yes. Even on a single level, a bungalow can be designed so that a self-contained granny flat with its own entrance is created. This is suitable for relatives who want to live independently yet close by, for guests or as a rentable unit. The floor plan must clearly separate the units; L-shapes and U-shapes offer particularly good conditions for this.
