Three developments have changed the market since 2023: risen material and labour costs, the tightened Effizienzhaus 40 standard as the de-facto minimum for new builds, and the complete overhaul of KfW funding. What became more expensive in 2026
The house price was driven up above all by wood-based materials (+12%), components for heat pumps (+9%) and labour costs in the carpentry and electrical trades (+22% since 2023).
What has calmed down
Build interest rates in 2026 sit just below the 2023 level, delivery times have fallen from 12 – 16 to 8 – 11 months, and providers' fixed-price guarantees are again valid for 12 – 18 months instead of just 6.
What was completely overhauled
KfW funding received a fundamentally new structure in 2023/2024. Square-metre prices in detail
Because it factors out size and fittings level, the square-metre price is the fairest basis for comparison between providers and house types. When building in 2026, the following ranges apply for bare house costs without additional services:
- Turnkey: €2,600 to €3,300 per square metre of living area.
- Shell-finished: €2,100 to €2,600 per square metre of living area.
- Kit house: €1,600 to €2,100 per square metre of living area.
Three factors create these ranges. The energy level costs, depending on the house, €80 to €220 per square metre extra – an Effizienzhaus 40 Plus with a PV system and battery marks the upper end. The region acts mainly via labour costs: southern Germany is 8 to 12 percent above eastern Germany. And the fittings determine whether you orient yourself to the provider's entry or premium range – between standard and premium sampling alone there are often €200 to €400 per square metre.
If a provider advertises "from €1,999 per square metre", it usually leaves out slab, earthworks, connections and outdoor works entirely. Such offers are only rarely disreputable, but they are not suitable for budget planning. Rely exclusively on reliable complete offers after an on-site inspection.
Estimating ancillary construction costs correctly
In 2026, ancillary construction costs (Baunebenkosten) are mostly at 15 to 20 percent of the bare house price. Hardly any item is calculated too tightly so often – with clear consequences for your liquidity.
Earthworks and slab
Excavation, compaction, reinforcement and concrete. With difficult soil classes or a sloped site the price rises by 20–40%.
Full cellar (optional)
Compared with the slab. Pays off above all with expensive building land and on sloped sites.
Connections to the house

Cellar, garden and special requests
Three items are particularly easy to overlook in the early phase: the cellar surcharge (€35,000 to €65,000 versus the slab), the outdoor works (€12,000 to €35,000 depending on ambition) and the special requests from the sampling process. The last are the biggest cost trap: anyone who leaves the standard framework provided by the provider pays, in our experience, €8,000 to €25,000 extra.
Typical sampling surcharges include: floor-to-ceiling windows (€1,200–2,800 each), a premium sanitary range (€4,000–9,000), real-wood parquet instead of vinyl (€28–55/m²), a central ventilation system (€4,500–9,000), full smart-home fittings (€8,000–18,000) and a PV system with battery (€15,000–28,000). Anyone who prioritises clearly here and only upgrades what really matters keeps costs under control.
Planning financing and equity
After the bare build costs, financing is the second big lever. Anyone building in 2026 should contribute at least 20 percent of the total costs as equity. For €600,000 in total costs that is €120,000 – including the full ancillary construction costs, which banks generally do not co-finance.
With a 10-year fixed-interest period, build interest rates in 2026 are between 3.4 and 4.1 percent (as of April 2026). More important than the nominal interest rate are three contract components: special-repayment rights of at least 5 percent per year, free commitment interest (Bereitstellungszinsen) for at least 12 months (during the build phase the funds are not drawn down immediately), and a flexible repayment-rate switch option, which lets you adjust the repayment rate over the term.
As a matter of principle, request offers from at least three banks as well as the KfW. The KfW's subsidised loans are often significantly cheaper than conventional bank loans and run through your house bank – anyone who doesn't actively ask for them is usually not offered them at all.

Turnkey, a prefab house costs €2,600 to €3,300 per square metre of living area in 2026. For a single-family house of 140 square metres, that gives a bare house price of €360,000 to €460,000. Premium manufacturers with a high degree of prefabrication and KfW-40-NH standard reach €3,500 to €4,200 per square metre. Important: "turnkey" (schlüsselfertig) is not legally protected – the exact scope of service belongs item by item in the construction and services specification. Usually excluded are plot, slab or cellar, outdoor works, kitchen and sometimes floor coverings in secondary rooms.
