What does a prefab house in Germany really cost? In 2026 turnkey prices usually range from about €1,900 to €3,800/m², a shell house for self-finishing (Ausbauhaus) starts from around €1,200/m², and a kit house (Bausatzhaus) from roughly €850/m² — all excl. plot and ancillary costs. For 46 manufacturers we have broken down the square-metre prices, price ranges and finishing levels in detail — together over 1.900 models with disclosed costs — so expats and international buyers can compare fairly.
How we assess prefab manufacturers
25.7 percent of the single- and two-family houses approved in Germany in 2024 — a good quarter — were built using prefab (Fertigbau) methods, according to the German Prefabricated Building Association (Bundesverband Deutscher Fertigbau). For a meaningful price comparison we therefore only include manufacturers that build in line with the applicable Technical Building Regulations (Technische Baubestimmungen) of the German Institute for Building Technology (DIBt) and meet the requirements for structural safety, fire and sound protection — because square-metre prices are only comparable at an equal level of performance.
