What a Container house as a prefab home costs – the overview
With the Container house, the living unit is built almost entirely in the factory: it is delivered largely finished and set up and connected on site in a short time. A binding fixed price ex works makes the calculation predictable – the plot or pitch, foundation, transport, crane and utility connections, however, always come on top.
Important with this special building form: classic new-build funding programmes for residential buildings (such as the KfW loans) require a permanently approved residential house with a proven energy standard – many Container house models do not meet this automatically. Therefore clarify the building rights at the installation site and possible funding eligibility before ordering.
This speaks in favour on price
- Binding fixed price – calculable from the start
- Very short installation time – ready to move in often within a few days
- High degree of prefabrication – hardly any weather risk on the building site
- Relocatable depending on the model – a change of location remains possible
This drives the price up
- Transport, crane and foundation come on top of the purchase price
- Pitch, site development and building rights must be clarified in advance
- Classic new-build funding (e.g. KfW) often does not apply
Putting per-square-metre costs and the total price 2026 in context
The price for a Container house project in prefab construction depends above all on the area, specification and usage requirements. From €65,000 is a realistic starting price for the basic version (as of 2026).
In addition to the pure house price, factor in the incidental building costs (around 15–20 % of the construction sum), earthworks and a buffer. With our cost calculator you can determine your individual total price. How each price factor works is shown on the Prefab house prices 2026 page.
