Why the construction time of a prefab house is often underestimated
Hardly any argument appears in advertising for prefab houses as often as the short construction time – and indeed a prefabricated house is often up in its shell within one to two days. Yet this very image is deceptive: the pure assembly is only a tiny section of a project that usually takes between one and over two years from the first decision to moving in. Anyone who underestimates this lead time comes under pressure – for example because the tenancy is ending, the interim financing becomes more expensive or the desired date for the child's school enrolment can no longer be kept. In many cases the biggest time-eater is the plot search. In sought-after locations six to twelve months quickly pass before a suitable, affordable and developed building plot is found and secured by notary. Without a plot you can neither submit a reliable building application nor finalise the financing calculation – the phase therefore stands right at the beginning of the chain. Anyone who already owns a plot shortens their project period noticeably; the planner takes exactly that into account as soon as you make the corresponding entry. It is similar with the financing: a financing commitment settled in advance not only takes time out of the process, it also strengthens your position towards plot sellers and providers.
Once the foundation of the planning is laid, the provider choice with the sample selection follows. In this phase you compare quotes, check the scope of services and completion stage and set the concrete fittings in the show home or sample-selection centre – from windows and floor coverings to building services. Three to four months are realistic here, because every change affects the price and structural design and needs to be well considered. Only afterwards does the provider submit the building application. The permit is the section that is hardest to plan: while some municipalities decide within a few weeks, four to six months are not uncommon in overloaded conurbations. A complete, review-ready application and an experienced provider speed up the procedure considerably.
Only with the building permit does the actual production at the factory begin. Over three to four months the wall, ceiling and roof elements are created there under controlled conditions – independent of the weather and site logistics, which is a significant quality and time advantage of the prefab house. In parallel or immediately beforehand the foundation is created, i.e. the floor slab or the cellar. On assembly day the prefabricated house is then assembled; the interior fit-out follows, which, depending on the completion stage, takes between a few weeks and several months. Anyone who opts for a completion-stage house (Ausbauhaus) or kit house (Bausatzhaus) saves money, but usually extends the construction phase through the contributed labour.
At the end of every serious planning there is a buffer. Delays with authorities, delivery difficulties with materials or remaining work before the handover can rarely be completely avoided. One to two months of reserve protect against small shifts adding up to a missed move-in date.
