Prefab house price: these details set it
For a realistic price estimate we need nine key figures from you. Each of them is a cost factor in its own right — the more precise your details, the more accurate the price range we calculate for you.
House type
Single-family house, bungalow, semi-detached house or town villa – when building a house, the house type determines the geometry and therefore directly the price per square metre. For the same living area, a single-storey bungalow needs more roof and slab area than a two-storey house and therefore costs noticeably more per m².
The living area
Every additional square metre raises the total price – but the price per m² falls slightly as the size grows. As a guide: 105–125 m² for small families, 135–155 m² for the classic family layout, from 165 m² for higher demands. Many manufacturers price very small houses under 80 m² less favourably.
Roof shape
The gable roof is the most affordable option, while a hip roof with dormers marks the top end. Overall, experience shows the roof shape shifts the house price by 5 to 15 percent – a cost lever many people overlook.
Floor plan
The compact rectangle is consistently the cheapest option. Corners, L-shapes or offsets make your prefabricated house around 8 to 15 percent more expensive, because additional exterior wall and roof surfaces are added.
The construction stage
This is where the strongest price lever lies: kit house (Bausatzhaus) from about €900/m², shell house (Ausbauhaus) from around €1,300/m², turnkey (schlüsselfertig) about €2,000–3,500/m². If you pitch in yourself on a shell house, you can quickly save €40,000 to €65,000 – provided you have the craftsmanship and time.
The energy standard
From the GEG minimum standard through KfW-55 to KfW-40 and QNG, construction costs rise by about €80 to €220 per m². Part of this extra cost flows back through interest-reduced KfW loans and repayment subsidies and lowers your energy costs in the long term.
Basement versus slab foundation
The plain slab foundation costs around €20,000 to €34,000, while a full basement (Vollkeller) adds €38,000 to €68,000. With expensive building land or on a slope, a basement often pays off because it creates affordable usable space.
The fittings
Standard, Comfort or Premium – there are often €200 to €400 per m² between the simplest and the upscale specification. At 145 m² this can add up to as much as €58,000 in price difference in the extreme case.
Budget
Your total budget covers the house, the plot and the ancillary construction costs. From this you can derive which combination of living area, construction stage and region stays realistic in price – the basis of any honest cost planning for building a house.
