What does a prefabricated house cost in Southern Germany?
Short answer: The house price alone, turnkey, is between around €2,600 and €4,700/m² in 2026 – Bavaria and Baden-Württemberg at the upper end, southern Hesse somewhat below. The biggest regional difference arises with the plot: in the Munich and Stuttgart metropolitan regions, building land is considerably more expensive than in rural Franconia, in the Black Forest or in southern Hesse. Ancillary building costs of 15 to 20 percent and the plot are added separately in each case.
Southern Germany is not a uniform market: anyone who knows the sub-markets can save several tens of thousands of euros for the same house. The following table classifies the regions by plot level and typical price range – all values as ranges, as of 2026.
The difference is almost always made by the building land: in the Munich metropolitan region and around Stuttgart and Lake Constance, the standard land values are considerably above the national average, while land in Franconia, the Upper Palatinate, the Black Forest or rural parts of southern Hesse is noticeably cheaper. The house's price per square metre, by contrast, varies less strongly and depends above all on the chosen fit-out and the construction method. Anyone flexible on location should check the rural surroundings of the conurbations – often a few kilometres' distance is enough to relieve the plot budget considerably. All figures are to be understood as ranges as of 2026 and do not replace an individual quote.

What to watch out for when building in the south
In Southern Germany, the region decides a large part of the budget. These seven points help with the planning:
- Classify the sub-market: metropolitan region or rural area – the difference in plot prices is enormous.
- Calculate the plot separately: in Southern Germany it is the biggest regional cost driver.
- Consider snow load and insulation: higher structural requirements apply in Alpine-foothill and Alpine locations.
- Involve regional providers: manufacturers based in Bavaria, Baden-Württemberg or Hesse know the local requirements.
- Visit show-home parks: Günzburg, Schwarzwald or Poing show several manufacturers in one place.
- Check subsidies: KfW and, in part, regional state programmes reduce the monthly repayment.
- Compare several quotes: only an individual quote comparison provides robust final prices.
Especially in the southern German Alpine-foothill and Alpine regions, snow load and a load-bearing roof are no minor matter: regional manufacturers from Bavaria, Baden-Württemberg and Hesse know the structural requirements and tailor insulation and building services to the local climate. An early comparison of several quotes – ideally after a visit to one of the show-home parks – creates clarity about the scope of services and the final price. Combine this with a clean separation of house, plot and incidental costs, in order to keep the budget reliable.
Note: surcharges, subsidy eligibility and plot prices differ regionally and by provider – binding figures are provided only by an individual quote comparison (as of 2026).
