What does a tiny house cost in 2026?

Short answer: Completion-stage and kit variants start in 2026 at around €45,000. Move-in ready tiny houses in our portal lie roughly between about €89,000 and €219,000, depending on living space from around 20 to 56 sqm and fittings. Pitch, site development and ancillary construction costs are added in each case. All figures are ranges, as of 2026, dependent on fittings and region – no ranking.

A tiny house is a particularly compact, usually factory-prefabricated home. Because the kitchen, bathroom and building services are accommodated on very little space, the square-metre price tends to be higher than for a spacious house – in return, the total costs are significantly lower. A complete cost overview is offered by the page tiny house costs; anyone who wants to compare directly will find starting prices on the track buying a tiny house.

Why a tiny house?

Compact living appeals to very different people: from singles and couples through people planning ahead for old age, to all those who want to live deliberately reduced and resource-friendly lives. A tiny house can also often be erected more quickly than a classic house and needs less space.

  • Low total costs and low space requirement
  • Factory-prefabricated, delivered move-in ready
  • Economical in consumption, often with a heat pump
  • Mobile or stationary, depending on the concept

The basics and features are described by the catalogue page tiny house as a house type.

Tiny-house providers at a glance

Four providers from our data set, listed alphabetically – no ranking. All details come from the stored provider profiles; prices are guide values, as of 2026.

CABIN ONE

CABIN ONE from Berlin builds minimally designed modular and tiny houses that are completely fitted out at the factory and placed on the floor slab by crane. The programme ranges from the compact tiny house through modular houses to extensions for existing buildings. A heat pump and ventilation with heat recovery are part of the basic equipment. According to the provider, the houses lie between around €96,000 and €259,000 at an average of about 42 sqm; prices are guide values without floor slab and site development, as of 2026.

Dwellii House

Dwellii House specialises in high-quality, modular tiny houses with a Scandinavian-influenced design. The houses are manufactured entirely at the factory and delivered move-in ready to the plot – including the bathroom, kitchen connections and building services. Despite compact areas around 39 sqm, underfloor heating, heat recovery and a bathroom with a rain shower are part of the concept; the models meet the Efficiency House 55 standard and are habitable all year round. Dwellii determines the prices individually on request.

Conliving

Conliving specialises in living containers and modular houses that are produced in series at the factory – from the single container to the larger living unit. Alongside containers, the provider also offers a compact tiny house of around 45 sqm. The units are delivered move-in ready with insulation, windows and sanitary pre-installation and set up on site; on request, Conliving handles the formalities. According to the provider, the prices range from about €39,900 to €129,900 at an average of around 60 sqm, as of 2026.

Containerwerk

Containerwerk develops room modules from reconditioned shipping containers and manufactures them highly efficiently in series – fully in the spirit of the circular economy. A patented high-performance insulation makes the modules suitable for living; they can be stacked and lined up, for example for storey additions or standalone buildings. In the portal, Containerwerk is represented with compact living containers from about 22 sqm, such as the Containerhaus garden 22 from €46,000. Because fittings and unit quantity shape the price, Containerwerk calculates each project individually; the provider does not state a firm fixed price.

Buying a tiny house: what to look out for?

Anyone who wants to buy a tiny house should clarify three things before choosing a model: where may the house stand permanently, which area and fittings are really necessary and what does the overall calculation look like? The pitch often decides more than the model itself – because without permitted residential use, even the most beautiful tiny house is of little use. Clarify the development plan (Bebauungsplan) early with the building authority.

After that, a sober look at the completion stage and construction method is worthwhile: a kit and a completion-stage house (Ausbauhaus) save money but cost contributed labour; move-in ready tiny houses are more expensive but faster to inhabit. Pay attention to insulation, heating and a recognised efficiency standard if you want to live there all year round. Concrete starting prices and the purchase process can be found on the track buying a tiny house.

Frequently asked questions about the tiny house

What does a tiny house cost in 2026?
There are no flat-rate prices. As a guide, completion-stage and kit variants start at around €45,000. Move-in ready tiny houses in our portal lie roughly between about €89,000 and €219,000, depending on living space (approx. 20 to 56 sqm) and fittings. Pitch, site development and ancillary construction costs are added in each case. All figures are ranges, as of 2026, no ranking.
How big is a tiny house?
The term is not sharply defined. In our portal the tiny houses range roughly between around 20 and 56 sqm of living space. Micro models under 28 sqm are suitable for singles and mobile living, compact houses of around 28 to 40 sqm for couples or as a home for old age. From about 56 sqm the transition to the modular house is fluid, offering more rooms and storage space.
Does a tiny house need a building permit?
In most cases yes. The common misconception is that a small house needs no permit. For permanent living, however, the permit requirement almost always applies – even for a tiny house on wheels if it is stationary. Decisive are the location, development plan (Bebauungsplan) and use. Before buying, you should therefore check early with the authority and the development plan.
Where may I set up a tiny house?
In principle, a tiny house may be permanently inhabited where the development plan (Bebauungsplan) permits residential use. In the pure outlying area, permanent living is generally not allowed. Designated building plots, tiny-house settlements or housing projects are possible. Lease and purchase are options. The concrete site should always be clarified with the local building authority before you buy.

Is a tiny house more expensive per square metre than a normal house?
Often yes. Because the kitchen, bathroom and building services are accommodated on very little space, these expensive trades are spread over few square metres. The square-metre price of a well-equipped tiny house is therefore often higher than that of a spacious house. In return, the total costs are lower, and the space and energy consumption is significantly smaller.
Can a tiny house be inhabited all year round?
Yes, provided it is built accordingly. A tiny house habitable all year round needs good insulation, a suitable heating system – often a heat pump – and protection against frost in the pipes. Many models in the portal reach a recognised Efficiency House standard and are designed for permanent living. Anyone using it as a pure weekend house can save on insulation and technology.
Tiny house or modular house – what is the difference?
Both are prefabricated at the factory and delivered move-in ready. A tiny house is particularly compact and, in our portal, is usually between 20 and 56 sqm. A modular house relies on several combinable room modules and ranges from a compact tiny to family size with significantly more space. The transition is fluid; anyone who needs more rooms tends to end up with the modular house.
“Tiny House” or “Tiny Haus” – is there a difference?
The same thing is meant, just spelled differently. “Tiny House” is the original English term, “Tiny Haus” the Germanised hybrid form, which is just as common in everyday use. No difference in quality or construction lies behind it. In this section we deliberately use both spellings side by side, because both are searched for.
