Fertig Haus: what to expect from a finished house in 2026 – and how quickly it is up
Looking for a “Fertig Haus” (finished house)? Usually three wishes lie behind it: a house that is finished quickly, a fixed price and as little building-site stress as possible. This is exactly what the prefabricated construction method is made for — we provide prices, construction times and the matching providers.
“Fertig Haus”, Fertighaus, finished house: what lies behind the search
The two-word search “fertig Haus” almost always aims at the prefabricated house (Fertighaus): a new build whose wall, ceiling and roof elements are created under weather protection in the factory and then assembled on the building site into a rain-tight house within a few days. Compared with brick-by-brick construction, this method scores with a short assembly time, high dimensional accuracy and a fixed price that reputable manufacturers guarantee contractually.
Anyone who instead is looking for an already completed, immediately occupiable house ends up with an existing-property purchase on the property market — with different rules: there, location, year of construction, refurbishment status and negotiating skill count instead of fitting selection and construction schedule. For everyone who wants to build anew and still move in quickly, the prefabricated house is the middle way: as plannable as a product, as individual as an owner-occupied home.
On this page we present the three usual routes to a finished house, show the price ranges for 2026 and the tools with which you can objectively compare providers and costs.
Three routes to a ready-to-move-in house
Depending on how much speed, budget and design freedom you bring, a different route gets you into your finished home fastest.
Prefabricated house, turnkey
The manufacturer hands over the house ready to move into — the norm for anyone who wants a “finished house” with no self-performed work at all. From approx. €245,000 for a single-family house.

Whole room modules including bathroom and building services, assembly in 1–2 days. The fastest variant of the finished house, from approx. €120,000.

“Fertig Haus” or Fertighaus – what is the difference?
In substance, none: in both cases it refers to a house whose walls, ceilings and roof parts are pre-produced in the factory and assembled on the plot within a few days. The spelling “Fertig Haus” (written as two words) is just the split form of the German search term — correctly spelled it is Fertighaus (prefabricated house). Anyone who instead has an already erected, immediately habitable existing property in mind is looking for a property purchase, not a new build.
What costs should you expect for a finished house in 2026?
A newly erected, turnkey-handed-over prefabricated house starts in 2026 — depending on region and living space — at around 225,000 euros for a compact bungalow and about 245,000 euros for a single-family house of 120 to 140 square metres. Per square metre of living space, 2,000 to 3,400 euros for the building alone is realistic; the plot, floor slab, ancillary construction costs and outdoor works come on top.
How quickly is a prefabricated house actually up?
The assembly of the prefabricated components on the floor slab is completed in two to five days, after which the shell is rain-tight. From signing the contract to the handover of the keys, it usually takes nine to fourteen months — this includes planning, fitting selection, building application, factory production and the entire interior fit-out.
Can you buy a fully planned house from the catalogue?
Yes. Almost all manufacturers offer fully planned catalogue houses that are 5 to 15 percent cheaper than individual planning, because the structural engineering, floor plans and details are already fixed. Even so, most models remain modifiable — for example the roof shape, room layout or fit-out. You receive the catalogues of vetted providers free of charge via Prefabricated House.
Are there fully finished houses ready to install?
The closest to that are modular and tiny houses: they are created as complete room modules including bathroom and building services in the factory, delivered by low-loader and erected in one to two days. Prices start at around 120,000 euros turnkey. For these too you need a plot, a foundation and, in almost all federal states, a building permit.
