Hardly anything pushes down the price of an energy-efficient prefab house (Fertighaus) in 2026 as clearly as the funding from the Reconstruction Credit Institute (Kreditanstalt für Wiederaufbau, KfW) – low-interest loans and repayment grants add up to several tens of thousands of euros. Two programmes set the tone: the nationwide programme Climate-Friendly New Build – Residential Buildings (KfW 297/298) and, in addition, Home Ownership for Families (Wohneigentum für Familien, WEF, KfW 300). KfW funding when building a house
Anyone planning a prefab house should factor in the funding from the outset: the KfW's low-interest loans and repayment grants only apply to energy-efficient new builds and must be applied for before the contract is concluded. The KfW funding programmes 2026 at a glance

Decisive for the more heavily discounted 298 variant is the Sustainable Buildings Quality Seal (Qualitätssiegel Nachhaltiges Gebäude, QNG) — it bundles the criteria on life-cycle eco-balance, freedom from pollutants and greenhouse-gas potential of the entire building. Some established prefab house providers such as Baufritz, Schwörer, Bien-Zenker or FingerHaus already have QNG-capable models as standard in their 2026 programme.
How the application proceeds – and what the energy-efficiency expert does
- Commission a specialist from the official expert list and have them issue the confirmation for the application (Bestätigung zum Antrag, BzA).
- Apply for the loan through the house bank before construction begins — after the building application, but still before signing the contract.
- After completion, the same specialist submits the confirmation after implementation (Bestätigung nach Durchführung, BnD).
- With QNG, a proof from an accredited certification body is additionally required – prepared before the building application.
The responsible specialist must be entered without fail in the nationwide energy-efficiency expert list – otherwise the KfW rejects the application. An established prefab house provider usually employs its own listed experts or cooperates with independent assessors; in any case, have the entry proven to you in writing.
A common mistake: the order of the application
The KfW only funds projects whose application was submitted before the works contract with the prefab house firm. Anyone who first signs the construction contract and only calls in the KfW afterwards forfeits the funding claim entirely – this can no longer be corrected retrospectively.
Cleverly combining KFN, WEF, BEG and state programmes
Not every federal programme can be combined with every other. KFN (297/298) and WEF (300) you may freely combine with each other; the BEG intended for existing-building renovations, by contrast, plays no role in new builds. In addition, state development banks such as the L-Bank Baden-Württemberg, the BayernLabo or the NRW.Bank add their own offers on top – often as an interest reduction or repayment grant for young families.
