Because of lower labour and production costs, a prefab house from Poland can be 10 to 25 percent cheaper than a comparable German model – provided the Polish provider meets all German requirements: structural analysis to Eurocode with German stability proof, energy certificate under the GEG, the state building code of the respective federal state, a German building application, assembly by tradespeople insured in Germany, at least five years' warranty under the BGB, and a completion guarantee.
Which requirements must a prefab house from Poland meet in Germany?
A TÜV or DEKRA surveyor should accompany the factory acceptance in Poland, so that the price advantage is not lost through rectification. If a house manufactured in Poland is erected in Germany, German building law applies in full. Required are: 1. a building application under the state building code with all proofs; 2. stability proof to Eurocode with German verified structural analysis; 3. an energy certificate under the GEG; 4. construction management by construction management licensed in Germany; 5. conformity of all building products with German standards (DIN, CE marking); 6. fire-protection proof under DIN 4102 or EN 13501; 7. sound-insulation proof under DIN 4109; 8. warranty under German BGB works-contract law.
