Turnkey prefabricated houses compared
The manufacturer hands over turnkey houses ready for occupancy - without you having to pick up a brush or drill yourself. These 16 models stand for plannable building without your own labour.
Turnkey (schluesselfertig) means: the manufacturer takes on the complete build to move-in condition, sometimes including floor coverings. You save time, expertise and the risk that come with your own labour - ideal for building families without craft capacity or with a tight time budget. In this selection 16 turnkey houses are available, the largest offering in our database.
The range is wide: from the compact architect's bungalow BL 95 by Baudirekt (94 m2) to the 178 m2 city villa CityLife 700 by WeberHaus. All house types and roof shapes are represented, as well as solid and prefab construction. The fixed starting prices range from 358,600 EUR for the grant-eligible Natalie 2 by Dammann-Haus to 533,420 EUR for the Z 168 A city villa by Haas Fertigbau; four of the bungalows are calculated per project.

What turnkey really includes
The term turnkey (schluesselfertig) is not legally protected - the exact scope of services differs from manufacturer to manufacturer. As a rule it covers the complete interior fit-out to move-in condition: walls, floors, plumbing, electrics and doors. Some providers go further, such as Fingerhut Haus, which hands over the Neunkhausen including floor coverings. Always check the specific building and services description (Bau- und Leistungsbeschreibung) therefore.
Almost always the plot, the ancillary building costs, earthworks and outdoor works are not included. The floor slab or basement is also to be commissioned separately depending on the provider - Hanse Haus, for example, offers both from a single source on request. The starting price refers to the house in its basic version; special requests and upmarket features raise it.
Who turnkey building pays off for
Turnkey is the right choice when plannability and time weigh more heavily than the last euro saved. You move into a finished house on a defined date, without spending weekends and evenings on the building site. That appeals particularly to working people, families with small children and everyone without craft experience.
The price is above that of a shell house, since the manufacturer takes on all trades. In return, the risk that your own labour takes longer or that mistakes need to be fixed is eliminated. Anyone wanting to save time or money through their own labour will find cheaper alternatives among the shell houses - anyone seeking calm and planning certainty is in the right place here.
