Prefabricated houses with a gable roof at a glance

Robust, affordable and permitted in almost every building area - the gable roof (Satteldach) is the most-built roof shape in Germany. Here you will find 11 designs with this classic silhouette.

No roof shape is as widespread in Germany as the gable roof - and rightly so: the two sloped surfaces reliably shed rain and snow, the structure needs comparatively little material, and most local development plans (Bebauungsplan) wave it through without discussion. Our selection ranges from the compact semi-detached house at 110 m2 to the spacious detached house at 168 m2. On price, the gable-roof houses start as a shell house (Ausbauhaus) at 134,999 EUR and reach around 460,000 EUR turnkey.

Here you meet a broad field of established manufacturers: SchwoererHaus, Fingerhut Haus, Dammann-Haus, Kern-Haus, Hanse Haus, allkauf haus and massa haus all build under the gable roof - in timber-panel, timber-frame, solid or shell-house construction. Whether detached house, duplex or a budget-oriented shell concept: this roof shape suits almost any floor plan. All prices quoted are the manufacturers' starting prices and serve as a guide value for your first calculation.

Why the gable roof is so affordable and durable

Thanks to its simple geometry of two surfaces sloped against each other, the gable roof is the most economical of all common roof shapes. It requires fewer valleys, hips and junctions than, say, a hipped roof (Walmdach), which reduces material effort and sources of error. That is precisely why the most affordable houses in our selection sit under the gable roof - for example the ComfortStyle 10.01 W by massa haus, which starts as a shell house under 140,000 EUR.

Another practical plus is water run-off: rain and snow slide off the sloped surfaces instead of collecting as they do on flatter structures. In regions with heavy snow, the roof pitch can be adjusted without touching the basic shape. That explains why the gable roof convinces from the north down to the Alpine region.

These house types are available with a gable roof

Unlike the hipped roof, which in our selection covers only bungalows, the gable roof here sits on very different floor plans: you will find two-storey detached houses such as the Neunkhausen by Fingerhut Haus (133 m2) and the Natalie 2 by Dammann-Haus (135 m2, KfW Efficiency House 40 EE) as well as several semi-detached units from Kern-Haus, Hanse Haus and allkauf haus.

Anyone who wants to build and save at the same time is most likely to find it under the gable roof: both the shell houses by massa haus and the Double 10 semi-detached unit by allkauf haus - available as a shell house - carry this roof shape. The converted attic space also serves as a fully usable living level - an argument that speaks against flatter roofs.

Frequently asked questions: Prefabricated houses with a gable roof at a glance

Why is a gable roof cheaper than other roof shapes?
A gable roof is made up of just two sloped surfaces and a straight ridge. It needs fewer valleys, junctions and metal parts than a hipped or pyramid roof, which saves material and labour time. In our selection the most affordable houses are consistently found under the gable roof - the massa haus ComfortStyle 10.01 W starts as a shell house at 134,999 EUR. More elaborate roof shapes noticeably increase the cost of the shell.
Can I fully use the attic under a gable roof?
Yes, that is one of the main advantages. With a sufficient roof pitch, a fully usable living level with usable slopes forms under the gable roof. Most of the two-storey designs here - for example the SchwoererHaus E 20-148.6 at 137 m2 - use the upper floor as a bedroom and children's area. How much floor space remains under the slopes is decided by the knee wall height and the pitch.
Is a gable roof allowed in every building area?
Almost always, yes. As the most common roof shape in Germany, local development plans allow the gable roof almost everywhere, and often even prescribe it. Even so, check the specific requirements for roof pitch, ridge orientation and colour in your development plan (Bebauungsplan). Where strict conditions apply, the gable roof is usually the safe choice.
What does a house with a gable roof cost?
In this selection the starting prices range from 134,999 EUR for the ComfortStyle 10.01 W shell house to around 459,956 EUR for the turnkey Lifestyle 179 by Suckfuell. The decisive factors for the price are above all living area and finishing stage, not the roof shape itself. Two of the eleven gable-roof houses are calculated per project and listed without a fixed starting price.
