The manufacturer erects the weatherproof building envelope including windows and front door, and you handle the interior fit-out - plastering walls, painting, laying floors - yourself or with helpers. This contributed labour, often called sweat equity (Muskelhypothek), saves five-figure sums. In this selection three shell houses are available.
Specifically these are the ComfortStyle 10.01 W by massa haus (103 m2, from 134,999 EUR), the TwinStyle 15.01 S by massa haus (136 m2 duplex, from 156,999 EUR) and the Double 10 by allkauf haus (123 m2 duplex, available as a shell house on request). massa haus is, by its own account, Germany's shell-house market leader and supports do-it-yourselfers with fit-out packages and instructions. That keeps the self-build calculable.

Sweat equity: how much your own labour saves you
The saving with a shell house stems from the fact that you do not pay the labour costs for the interior fit-out but provide them yourself. The starting price covers only the envelope produced by the manufacturer - with the ComfortStyle 10.01 W by massa haus that is 134,999 EUR for the weatherproof building envelope including windows and front door. Painting, floor coverings and the rest of the interior fit-out are added as material costs plus your working time.
Realistically this sweat equity only works if you are handy or can enlist reliable helpers. Banks often count own labour as a substitute for equity, but assess it conservatively. Calculate honestly how many weekends and evenings you can spend on the building site over months - overestimated own labour is one of the most common miscalculations with a shell house.
Shell duplex: use two saving levers at once
Two of the three shell houses are duplexes - and these combine two saving levers. With the TwinStyle 15.01 S by massa haus (136 m2, five rooms), your own labour pushes down the price on the one hand, while two parties share the plot and party wall on the other. That makes the design one of the cheapest routes into your own four walls and suits two befriended building families in particular who develop a plot together.
The Double 10 by allkauf haus is likewise available as a shell house on request - allkauf is among the manufacturers with the most aggressive entry prices on the market. Anyone who handles painting, floors and interior fit-out themselves lowers the price of this 123 m2 semi-detached unit considerably. The specific price here depends on the chosen finishing stage and the region.
