How does a good tiny house floor plan work?

A three-part split has proven itself: a living-cooking zone with large windows at one end, a bathroom with a floor-level shower at the other, and storage in between – plus, with sufficient ridge height, a sleeping loft above the bathroom. From around 35 m², a full single-level bedroom becomes possible. Price-wise, tiny houses run mostly between EUR 4,000 and 6,000 per m² in 2026, since the kitchen, bathroom and services are concentrated on the smallest of areas.

Why does a tiny house cost more per square metre than a normal house?
Because the most expensive trades – kitchen, bathroom, heating, electrics – occur in full but are spread over very few square metres. EUR 4,000 to 6,000 per m² is therefore standard on the market and not a mark-up from the manufacturers. In absolute figures, the tiny house still remains the cheapest route to your own home at EUR 100,000 to 170,000.
Sleeping loft or single-level bedroom?
The loft saves footprint and keeps the living zone generous, but requires the ladder or stairs daily – not practical for everyone in the long run. From around 35 m² of floor area, a separate single-level bedroom fits into the plan, which also makes the tiny house suitable for living in old age. Many manufacturers offer both variants of the same model.
Does a tiny house need a building permit?
Yes, as soon as it is lived in permanently: the development plan, the obligation to connect to utilities and – depending on the federal state (Bundesland) – the requirements of the Buildings Energy Act (GEG) then apply as for any dwelling. The floor plan must meet minimum standards such as a full bathroom for this. Only mobile tiny houses on trailers, registered as trailers and not permanently sited, fall under different law.
