How do the mid-terrace and end-terrace house differ in the floor plan?
The mid-terrace house receives light only via the front and rear – its floor plan therefore thrives on through-rooms and an open ground floor. The end-terrace house has a third window front, allowing additional room layouts, side entrances and more freedom in furnishing. In return, it usually costs 5 to 10 percent more because of the extra exterior wall and needs a little more land.
Where should the stairs go in a narrow floor plan?
Against the party wall: a straight single-flight staircase along the windowless side wall uses the least area and leaves the window fronts free for living rooms. Winder stairs save length but make moving furniture harder. Anyone planning for low barriers should provide wall reinforcements next to the stairs from the start for a later stairlift.
Why is the terraced house so cheap?
Shared party walls save exterior wall area and heating energy, the narrow plot lowers land costs, and the compact building form shortens pipe runs. In total, the terraced house sits at around EUR 2,000 to 2,900 per m² in 2026 – well below the detached city villa. It is therefore often the only affordable route to a new build in sought-after urban locations.
