What belongs in a country house floor plan?

The heart is the eat-in kitchen at 20 to 35 m², directly connected to the pantry and utility room as well as to access to the garden or veranda. In a country house, the living and fireplace rooms may deliberately remain separate rather than merging into one open great room. Common living areas range between 130 and 220 m²; as a prefab house, budget for about EUR 2,300 to 3,300 per m² in 2026.

Why is the eat-in kitchen so central in the country house?
It takes on the role of the old farmhouse hearth room as the social centre: cooking, eating and family life happen in one room that, at 20 to 35 m², is significantly larger than a standard kitchen. Short routes to the pantry, utility room and garden also make it the practical control centre of the house – from the shopping to the garden harvest.
Veranda or terrace – what suits the country house?
The covered veranda is the style-defining element: it extends the living season, protects the facade and creates a flowing transition into the garden. In the floor plan it should adjoin the eat-in kitchen or living room and be at least 2.5 metres deep so a dining table fits. An open terrace can be added later – the veranda, because of its roof and foundation, is better planned in from the start.
How modern can a country house floor plan be?
As modern as you like: behind muntin windows and a timber facade there are today GEG-compliant prefab houses with a heat pump and underfloor heating. Many builders combine the classic room layout with modern elements such as an open kitchen-dining area or floor-to-ceiling windows towards the garden. The only limit is, at most, the development plan's rules on roof shape and facade material.
