How do you prevent 200 m² from feeling impersonal?
Through zoning rather than expanse: successful large floor plans divide the area into perceptible zones – the two-storey hall as the centrepiece, a fireplace room as a retreat, the children's area with its own play hallway. Different ceiling heights, floor coverings and sightlines provide orientation. A single 80 m² great room, by contrast, quickly feels echoing and is hard to heat and furnish.
Plan in a granny flat right away?
At this size, almost always sensible: a self-contained 50 m² unit on the ground or lower floor costs only moderately more to build, but opens up options – rental income, an au pair, caring relatives, or later your own single-level living in old age. As a second dwelling unit, it can also raise the KfW funding ceiling. Separating it later is significantly more expensive than planning it in.
What running costs does 200 m² cause?
More area means permanently more energy, taxes and maintenance: even in an efficiency house, 200 m² incurs about 60 to 80 percent higher heating and electricity costs than 120 m², plus higher property tax, insurance and reserves. A photovoltaic system with storage and renting out the granny flat cushion this – but plan the items in from the start regardless.
