Why the building design shapes the price so strongly
Alongside living space and specification, the building design itself is the biggest cost driver. A factory-prefabricated prefab house (Fertighaus) can be planned as a single-family home, town villa, semi-detached house or a single-storey bungalow – and this is exactly where the price differences come from: a bungalow spreads roof and base slab over a larger footprint and therefore costs noticeably more per square metre than a two-storey house. For a turnkey property, budget roughly €2,000 to €3,500/m², with a turnkey house (schlüsselfertiges Haus) at the upper end and a shell-finish house (Ausbauhaus) at around €1,300/m² as the entry point.
