Plus-Energy House 2026: Surcharge, Costs & Funding at a Glance

A plus-energy house produces more energy on an annual average than it consumes – and thereby earns back its surcharge. A plus-energy house (Plusenergiehaus) generates, viewed over the year, more energy than its occupants consume. It usually feeds the surplus into the public grid as electricity or uses it to charge the electric car. Behind this stands an interplay of first-class insulation, a heat pump, generously sized photovoltaics and a battery storage unit. In 2026, the plus-energy house forms the most expensive but most productive finishing stage in prefabricated construction – numerous manufacturers such as SchwörerHaus, Baufritz or Helma offer it as standard at a fixed price in their programme. The legal framework: GEG and the energy standard

Short answer: Primary energy demand, U-values and the share of renewable energies are binding for every new build in 2026 through the Buildings Energy Act (GEG). A plus-energy house clearly exceeds these minimum values – across the entire envelope plus its own electricity production, the energy balance turns out positive on balance. Technology construction kit 2026: PV, storage, heat pump and MVHR

  • Photovoltaics with 8–14 kWp on south, east and west surfaces – this is how a single-family house of 140 m² is usually sized.
  • Battery storage with 8–12 kWh usable capacity, which raises the self-consumption ratio to 60–80 %.
  • Heat pump (brine or air-to-water) with a high annual coefficient of performance (COP ≥ 4.0) for low electricity draw.
  • Controlled domestic ventilation with heat recovery and an efficiency of at least 85 %.
  • U-values well below the GEG reference: exterior wall 0.12–0.15 W/(m²K), windows with Uw ≤ 0.90.
  • Smart meter together with energy management that intelligently shifts the loads of the heat pump and wallbox.

Funding options 2026: KfW, EEG and self-consumption

For plus-energy houses, the KfW funding for Climate-Friendly New Construction (KFN 297/298) is available as a low-interest loan – with a QNG certificate, up to €150,000 per residential unit is possible. For the photovoltaic system, the zero VAT rate on purchase and installation has also applied since 2023; electricity not used yourself is remunerated at the EEG tariff. Compared to a standard house at the EH 55 level, the extra outlay pays off in 2026 within 12 to 18 years – correspondingly faster with rising electricity prices.
