Which manufacturer offers the best value for money in 2026?+
There is no blanket test winner, and we deliberately avoid any ranking. As a rough classification by price segment (according to provider information): the premium segment includes, for example, Bien-Zenker, FingerHaus, Schwörer Haus and WeberHaus, while the low-priced volume segment includes, for example, Massa Haus, Town & Country and Dan-Wood. What remains decisive, however, is that you obtain at least three price-comparable quotes of the same size and completion-stage class.
What average costs should I reckon with in 2026?+
In 2026, turnkey prefab houses lie between €2,350 per m² for volume providers with standard fittings and €4,500 per m² for premium brands with upmarket sample selections. For a 140 m² detached house excluding plot and ancillary construction costs, this works out at around €330,000 to €630,000. If the plot, ancillary construction costs and outdoor facilities are added, the total investment usually grows by a further 35 to 50 per cent.
How do a prefab house and a solid-brick house differ?+
The prefab house is produced in advance in the factory hall and assembled on the building site in just 1 to 3 days, whereas the solid-brick house (Massivhaus) is built stone by stone on site. In favour of the prefab house are the shorter construction time (4 to 6 instead of 8 to 12 months), more reliable fixed prices, consistent factory quality and good energy figures even as standard. The solid-brick house, by contrast, retains its resale value better (+5 to 10 per cent), has more thermal storage mass and can be adapted more flexibly for special requests.
How many prefab house price quotes should I obtain?+
Three to five detailed, written quotes of the same house-type and size class have proven sensible. With fewer than three you risk a wrong assessment of the market level, because deviations of 15 to 25 per cent between providers are entirely normal for an identical service description. More than five, on the other hand, make it harder to keep an overview. It is important that each quote reflects the same content item by item (sample-selection level, heating technology, floor slab or cellar, outdoor facilities).
Which completion stage costs the least for a prefab house?+
The cheapest is the kit house (Bausatzhaus) (€1,350–1,900 per m²), which however requires 1,500 to 2,500 hours of contributed labour. The completion-stage house (Ausbauhaus) ranges at €1,850–2,650 per m² and requires 600 to 1,500 hours of your own work. Turnkey houses from €2,350 per m² are ready to move into straight away. Anyone who honestly factors in tradesperson wages for the kit house often sees the supposed advantage shrink considerably – realistically, savings compared with turnkey remain at 12 to 18 per cent for the completion-stage house and 20 to 30 per cent for the kit house.
Which construction methods are used for prefab houses?+
With a market share of over 70 per cent, timber-frame construction (Holzrahmenbau) dominates: load-bearing timber studs, boarded on both sides, with insulation of mineral wool or wood fibre in between. Timber-panel construction (Holztafelbau) uses factory-completed, closed panel elements that reach prefabrication levels of up to 95 per cent. Solid-timber construction (cross-laminated timber, CLT) costs more but offers exposed-timber surfaces and additional thermal storage mass. Solid-construction prefab houses (Massiv-Fertighaus) made of aerated concrete or brick (e.g. Hebel) combine factory prefabrication with the properties of solid construction.
