Prefab house funding 2026: all programmes at a glance

From the KfW 40 loan and family funding to a municipal grant: these funding pots push down the cost of your prefab house in 2026 — and here's how to combine them cleverly.

Quick answer

Which funding is available for a prefab house in 2026?

The centrepiece in 2026 is the KfW Climate-Friendly New Construction loan: up to €100,000 per residential unit for an Efficiency House 40 (KFN 297), up to €150,000 with a QNG seal (KFN 298). Families with children receive up to €270,000 of interest-reduced loan through Home Ownership for Families (WEF, KfW 300) — combinable with KFN. In addition, there are state programmes and municipal grants. The former Efficiency House 55 special programme (up to €250,000) ended on 30 June 2026. Important: all applications must be submitted through a bank before the construction contract.

Three funding routes that apply to almost every new build in 2026

KfW 40 funding as the usual entry point

In 2026 the Efficiency House 40 is the series standard for most prefab house manufacturers — so your house often meets the requirement for the KFN 297 loan at no extra cost. With a QNG certificate the volume grows to €150,000 (KFN 298). Over the term, the interest advantage over a bank loan usually reaches €15,000 to €30,000.

WEF 300 as an extra boost for families

Households with at least one child and no more than €90,000 in taxable income (plus €10,000 per additional child) receive up to €270,000 of especially low-interest loan for owner-occupied first home ownership. WEF can be combined with KFN and, for many families, covers a large part of the more expensive bank loan.

State and municipality as a sensible addition

Almost every federal state offers additional funding — from low-interest state-bank loans to grants for families and energy-efficient building. Municipalities often add smaller grants for cisterns, green roofs or PV storage on top. Ask your state bank and local council before the building application — many funding pots simply go unused.

How to approach funding in a structured way

The most important rule is: funding application before the construction contract. Once the contract has been signed, the project counts as started and the KfW rejects the application. The proven 2026 process: first you gather offers from funding-eligible manufacturers and have the Efficiency House 40 certificate confirmed. Your bank or broker then submits the KfW application — only once you have the approval do you sign the construction contract. Frequently asked questions about prefab house funding

Answers to the most common questions about KfW programmes, family funding and grants when building a prefab house in 2026.

Which subsidy counts the most for a prefab house in 2026?
The foundation of new-build funding in 2026 is the KfW Climate-Friendly New Construction programme (KFN 297/298): up to €100,000 of interest-reduced loan per residential unit for an Efficiency House 40 (Effizienzhaus 40), up to €150,000 with an additional QNG sustainability seal. Families with children can additionally use the Home Ownership for Families programme (Wohneigentum für Familien, WEF, KfW 300) with a loan volume of up to €270,000 — both programmes can be combined. Because almost all large prefab house manufacturers implement the Efficiency House 40 standard as standard, their houses usually meet the conditions at no extra charge.
Can KfW 40 and the WEF family funding be combined?
Yes — KFN (297/298) and WEF (300) can be combined within a single financing package, provided the respective conditions are met: Efficiency House 40 standard for both, and for the WEF additionally a taxable household income of no more than €90,000 with one child (plus €10,000 per additional child) as well as owner-occupied first home ownership. In practice, you first use up the cheaper WEF loan and finance the remainder through your regular bank.
Is the KfW subsidy for the Efficiency House 55 still available?
The special programme for the Efficiency House 55 with a loan volume of up to €250,000 ended on 30 June 2026; new applications are no longer possible. Anyone who already has an approval can draw on it within the deadlines. For new plans, in 2026 the route is via the Efficiency House 40 (KFN 297/298) — we have documented the details of the discontinued programme on a dedicated page.
Does the subsidy come as a grant or as a loan?
The KfW new-build programmes in 2026 are interest-reduced loans and not direct grants — the benefit arises from the noticeably lower interest rate compared with a bank loan, often more than 1.5 percentage points. Direct grants, on the other hand, are available under individual state programmes, under the BAFA heating subsidy for existing buildings, and at municipal level, for example for cisterns or photovoltaics. The interest advantage of a KFN loan quickly adds up to €15,000 to €30,000 over the term.
When and where do I submit the funding application?
Always before concluding the construction contract or before the project begins — the KfW rejects retrospective applications. The application is not made directly with the KfW, but through a financing partner: your regular bank, a savings bank (Sparkasse) or a broker. Proceed as follows: first the manufacturer's offer and efficiency certificate, then the funding application via the bank, and only then the signature on the construction contract. Reputable prefab house providers are familiar with this process and routinely supply the required documentation.
