The Quality Seal for Sustainable Buildings (Qualitätssiegel Nachhaltiges Gebäude, QNG)

Short answer: Since 2023, the Quality Seal for Sustainable Buildings (QNG) has been the state gateway to the highest KfW funding tier (KFN 298). Among other things, it assesses the life-cycle environmental balance, the global warming potential, the absence of pollutants, accessibility and indoor air quality — noticeably more than a plain efficiency house under the Building Energy Act (Gebäudeenergiegesetz, GEG).

In 2026, QNG-Plus or QNG-Premium are part of the standard offering at premium brands such as Baufritz, Schwörer, FingerHaus and Bien-Zenker. Depending on house size, the surcharge over the regular EH-40 level ranges between 12,000 and 35,000 euros — set against this is an additional KfW loan of 50,000 euros per residential unit. Timber as a building material: its environmental balance and recyclability

No renewable raw material shapes prefabricated construction in 2026 as clearly as timber. The study "Potentials of Building with Timber" by the Federal Environment Agency (Umweltbundesamt) shows that a consistent timber construction method produces significantly fewer emissions than solid construction — provided the timber comes from sustainable forestry and, at the end of its life, is reused as material rather than burned. Before committing, you should calculate the prefabricated house costs.

  • Firmly anchor an FSC or PEFC certification for the structural timber in the building contract.
  • Opt for low-pollutant insulation — such as wood fibre or cellulose instead of EPS in the exterior wall.
  • Prefer separable assemblies; glued sandwich constructions are barely recyclable.
  • Provide a ventilation system with heat recovery — it reduces heating energy by 20–30 %.
  • Combine a PV system and a heat pump to keep the operational CO₂ balance low.

DGNB certification as a private premium option

More than 60 individual criteria — from ecological quality through socio-cultural aspects to process quality — are assessed by the DGNB certification of the German Sustainable Building Council. It is rarely seen for single-family houses, whereas in multi-storey residential construction and commercial building it is regarded as the benchmark. Anyone who wants a certification for their prefabricated home therefore usually combines QNG (for the KfW funding) with individual DGNB criteria as a self-imposed target.
