A small plot, however, is not an obstacle but a planning task: instead of building outwards, you build upwards, rely on compact floor plans and cleverly use every square metre. Which house fits on my small plot?

How much plot does each house type need?

Short answer: There is no fixed minimum size — it depends on the GRZ, setback areas and the desired living area. As a rough guide, a detached two-storey house needs considerably less plot than a bungalow with the same living area. Semi-detached houses, terraced houses and tiny houses make do with the smallest parcels. What are setback areas and why do they shrink the building area?

Short answer: Setback areas (Abstandsflächen) are the clearances your building must keep from the neighbouring boundaries — regulated in the respective state building code (Landesbauordnung). Their depth is usually based on the wall height: the higher the exterior wall, the greater the required setback, often with a defined minimum of around three metres. These areas may not be built on and thus shrink the usable building area. On narrow plots they are the limiting factor par excellence, because space is lost on both the left and right sides.
