Prefab Provider Comparison: The Checklist in Seven Steps

Comparing prefab house providers decides the success of your project. This checklist leads you in seven steps through the complete provider comparison: build specification, price, contract, references, service, build time and safeguards. That way you make offers comparable and recognise a reputable partner.

Comparing prefab house providers decides more about your project than any show home visit: here a transparent, reliable provider is separated from the bait offer with hidden additional demands. The most difficult part is making offers truly comparable, because what one includes in the price, another charges extra. This checklist takes you through the complete provider comparison in seven steps – from the building service specification through price and contract to references, service, construction time and financial protection. At the end you will know which questions to ask and how to recognise a reputable partner.

Step 1: Check the building service specification

Short answer: The building service specification (Bauleistungsbeschreibung) is the most important document in the provider comparison, because only what is stated here is what the provider actually owes. Check whether the floor slab, earthworks, building services, sanitary fit-out and painting work are included or shown as “to be provided by the client” (bauseitig). Watch out for concrete details instead of vague wording such as “high-quality” or “of your choice”. A detailed, complete building specification is the first quality feature of a reputable provider.

  • Is the floor slab or basement included or shown as a service to be provided by the client?
  • Are heating, ventilation and electrical installation described concretely (make, scope)?
  • Are sanitary fittings, tiles and floor coverings named with a budget or standard?
  • Are there many items marked “by the client” or “optional” that raise the price later?
  • Is the building specification complete and without woolly wording?

Vague building specifications are the most common cause of later additional demands. What matters here is explored in more depth by the guide check the building contract. An overview of reputable providers can be found under manufacturers. How such a check reads on a concrete brand is shown by the STREIF Haus experiences and the KAMPA experiences.

Step 2: Make prices comparable

Short answer: Offers are only comparable if they reflect the same scope of services. Convert every offer to the price per square metre and add missing items (such as the floor slab or outdoor facilities) by calculation until all offers have the same scope. Pay attention to the fixed-price commitment and to what is expressly not included. A conspicuously cheap offer is often only apparently cheap, because important services are missing.

For a rough classification, the house-building costs guide, the cost calculator and the guide to ancillary construction costs help.

Step 3: Read the contract carefully

Short answer: The building contract governs your rights, payments and deadlines. For consumers, the specially protected consumer construction contract (Verbraucherbauvertrag) with mandatory particulars, a binding completion or construction-time date and a right of withdrawal often applies. Check the payment plan (payments should follow the construction progress), the provisions on special wishes and additional charges as well as contractual penalties for delay. When in doubt, have the contract checked by a builders’ advisory service or a specialist lawyer before you sign.

  • Is it a consumer construction contract with the statutory mandatory particulars?
  • Does the payment plan follow the construction progress (no high advance payments)?
  • Is a binding completion date agreed, with a provision in the event of delay?
  • How are special wishes and additional charges regulated in terms of price?
  • Is there a right of withdrawal and a clear provision on building acceptance?

Never sign under time pressure

Reputable providers give you sufficient time to check the offer and contract. If a provider pushes for a quick signature or a high down payment, caution is advised. Take the time for an independent check – the guide check the building contract shows the most common traps.

Step 4: Check references and experience

Short answer: An established provider can point to completed projects, show homes and reference customers. Ask about houses in your region, visit show homes and – if possible – talk to builders who recently built with the provider. Pay attention to the length of market presence, voluntary quality seals and membership in associations. What is important is a realistic, not a whitewashed picture – how a provider deals with problems also says a lot about them.

For orientation, the guide Best prefab house manufacturers 2026 helps. Show homes can be found in the overview show homes; what you should pay attention to during a visit is set out in the show home checklist. How a provider fares in the premium segment is shown, by way of example, by the Huf Haus experiences.

Request several providers comparably at once

Instead of researching individually, have several suitable manufacturers proposed to you at once. We connect you, free of charge and without obligation, with fixed-price offers with a clear building service specification – the ideal basis for a fair comparison.

Step 5: Assess service and contacts

Short answer: A house build takes months – good service makes the difference. Check whether you have permanent contacts, how communication is organised and whether an on-site site manager accompanies the project. Ask about how defects are dealt with, availability during the construction time and services after completion. A provider who answers your questions patiently, in writing and comprehensibly is usually also reliable during the building process.

  • Are there permanent contacts from planning to handover?
  • Is site management or construction supervision part of the service?
  • How are change requests and defects documented and dealt with?
  • How is availability during the construction time arranged?
  • Which services does the provider offer after completion?

Step 6: Clarify construction time and deadlines

Short answer: The pure assembly of a prefab house often takes only a few days, yet from order to moving in, several months usually pass. Have a realistic schedule with milestones provided and make sure that a binding completion date is stated in the contract – including a provision on what applies in the event of delay. Reputable providers name honest time windows instead of unrealistically short promises and point out possible dependencies such as the building permit.

How long the individual phases take is shown by the guide construction time of a prefab house; the overall process is explained by the guide house-building process.

Step 7: Ensure financial protection

Short answer: Finally, the protection of your money counts. Pay attention to a completion or performance guarantee that protects you in the event of the provider’s insolvency, as well as to a warranty guarantee for defects after acceptance. The payment plan should follow the construction progress, so that you never pay significantly more than has actually been built. Also check which insurances exist during the construction time and who takes them out.

  • Is there a completion or performance guarantee against insolvency?
  • Is there a warranty guarantee for defects after acceptance?
  • Does the payment plan follow the construction progress and avoid high advance payments?
  • Which construction insurances exist and who bears them during the construction time?
  • Are all forms of protection regulated in writing in the contract?

Important questions briefly explained

The most common price questions around Prefab Provider Comparison – answered concisely by the Prefabricated House editorial team (as of 2026).

How do I correctly compare prefab-house providers?
Compare in seven steps: building services description, price, contract, references, service, construction time and financial security. Make offers comparable by converting them to the same scope of services and the square-metre price. Create a table for each provider so that you immediately recognise gaps and decide on the basis of facts instead of brochures.
How many offers should I obtain?
Three to five offers that are as comparable as possible are recommended. Only this range honestly reflects the local price level and makes both conspicuously expensive and suspiciously cheap offers visible. Make sure that all offers contain the same scope of services, otherwise a direct comparison is not possible.
Why is the building services description so important?
Because only what is stated in the building services description is also owed by the provider. It is the central document in the comparison. Check whether the floor slab, building services, sanitary equipment and painting work are included or are shown as client-provided services, and watch out for concrete details instead of vague formulations.
How do I recognise a reputable prefab-house provider?
A reputable provider presents a detailed building description, gives you time to check, does not push for quick signatures or high down payments and offers financial security such as a completion guarantee. References, show houses and permanent contact persons are further good signs. Honest, written answers to your questions speak for reliability.
Which financial security should a construction contract offer?
Watch out for a completion or contract-performance guarantee that protects you in the event of the provider's insolvency, as well as a warranty guarantee for defects after acceptance. The payment schedule should follow the construction progress so that you never pay considerably more than has actually been built. All safeguards belong in the contract in writing.
What do I pay attention to in the payment schedule?
The payment schedule should follow the construction progress so that you only pay for services already rendered in each case. High advance payments are a warning signal. Also check whether the plan fits the building-site milestones and whether it is clearly regulated in the contract. In this way you avoid paying considerably more than has actually been built.
