How the initial estimate is calculated
The basis is generic €/m² reference ranges per federal state and location category (As of: 2026 (generic guide ranges)). For houses and flats, flat-rate factors for property type, condition and year of construction are also included; for plots, only the standard land value (Bodenrichtwert) character of the location counts. The result is rounded to €5,000 and output as a range of minus to plus 15 percent — deliberately rough, because no online calculation can capture the floor plan, fittings, energy condition and local demand.

What is the difference from a market value appraisal (Verkehrswertgutachten)?
A market value appraisal is prepared by a qualified expert in accordance with the German real estate valuation ordinance (Immobilienwertermittlungsverordnung), with a site visit and a review of documents. It usually costs a few hundred to a few thousand euros, as of 2026, and is recognised in court and by public authorities. An online initial estimate expressly does not replace it.
