Prefab house up to €100,000: honest expectation-setting
Short answer: For under €100,000 catalogue price you do not get a move-in-ready single-family house, but a kit or shell house at an early completion stage or a compact micro-home. Currently 2 offers in our database meet this criterion, the cheapest from €55,000. The plot, foundation slab, interior fit-out and additional construction costs are not included — the total is significantly higher.
Advertising promises with very low prices almost always refer to an early shell or kit stage. To make such a house habitable you need a foundation slab, a complete interior fit-out, building services, plumbing and floor coverings — with a kit largely as self-build work. Add another 15 to 20 percent for additional construction costs. We therefore display the offers transparently by price, but strongly recommend fully calculating every project before you commit.
What is realistic up to €100,000 — and what you additionally need to budget for.
| House variant | Realistic up to €100,000? | What you need to budget for |
|---|---|---|
| Kit house (shell + self-build) | Yes, catalogue price | Complete interior fit-out as self-build + materials |
| Shell house (partially fitted out) | Partly, with a compact footprint | Remaining fit-out yourself, plus foundation slab & additional costs |
| Micro-home / tiny house (25–50 m²) | Yes, as a prefab module | Foundation, site development, connections come on top |
| Turnkey single-family house | No | Realistic only from a significantly higher budget |
| Plot | No, never included | Regionally the largest and most variable item |
All house prices are the providers' catalogue "from" prices and exclude the plot and additional construction costs (typically +15–20%). You can calculate your realistic final price in the cost calculator.

How to make sensible use of a €100,000 budget
In this price bracket, the fittings matter less than your willingness to do self-build work and to plan compactly. These seven points help you use the budget realistically:
- Adjust expectations honestly: under €100,000 there is no turnkey family home — plan with a kit, completion stages or a micro-home.
- Assess self-build work realistically: the price advantage is only preserved if you are skilled at DIY and have time.
- Calculate the plot entirely separately — it is never included in the catalogue price.
- Budget 15–20% for additional construction costs (permit, structural engineering, connections) before deciding on fittings.
- Keep the footprint compact: every additional square metre noticeably increases construction and fit-out costs.
- Consider phased completion: first make the shell habitable, then finish it in stages.
- Compare offers: only a concrete comparison of offers shows what is really feasible in your region and at your completion stage.
Note: surcharges, eligibility for subsidies and plot prices vary by region and provider — only an individual comparison of offers provides binding figures (as of 2026).
The fundamentals are covered in the house construction costs guide and the comparison basement or foundation slab.
Building turnkey more realistically? Higher budgets compared
If you want to build turnkey without extensive self-build work, a significantly higher budget is needed. At the 2026 price level of around €2,350/m² (volume house) to €4,500/m² (premium), it is worth looking at a prefab house up to €200,000 or a prefab house up to €250,000. Anyone planning compactly and on a single level should also look at prefab houses with 80 m².
An overview of all price brackets is provided on the prefab houses by budget page; you can find compact house types under the shell house.
