- At the building handover, you as the client confirm that the construction company has essentially delivered its work in accordance with the contract. It is a legally significant step, because it starts the warranty period and triggers the due date of the final payment. - Building application (Bauantrag)
- The building application is the formal request for a building permit, submitted to the building supervisory authority. It includes, among other things, the site plan, construction drawings, structural calculations and the drainage plan. - The building permit is the official authorisation to carry out a construction project in accordance with the submitted plans. It is granted by the responsible building supervisory authority on the basis of the building application and checks conformity with the development plan and building regulations. - Blower door test (Blower-Door-Test)
- The blower door test is an airtightness measurement used to detect leaks in the building envelope. A fan creates positive and negative pressure and the air change is measured. - Basement (Keller)
- The basement is a storey located wholly or partly below ground that creates additional usable or living space. - The construction specification is the detailed description of works and materials that forms a binding part of the construction contract. - Construction financing bundles the equity and loans with which you pay for the plot and the house build. - The construction contract governs the contractual rights and obligations between you and the construction company, in particular the scope of works, price, deadlines and payment schedule. - DIY work (Eigenleistung)
- DIY work, colloquially called a "sweat mortgage" (Muskelhypothek), refers to construction work that you carry out yourself instead of hiring tradespeople. It can noticeably reduce construction costs and is partly recognised by banks as a substitute for equity. - Development, or servicing, ensures that a plot is connected to the road, sewer system, water, electricity and other utilities. It works without mortar or concrete, is quick to erect and provides space for insulation and installations. - The Efficiency House is an energy standard set by the KfW that describes the energy demand of a building relative to a statutory reference building. - The energy certificate documents the energy quality of a building and classifies it into efficiency classes from A+ to H. - Fit-out quality describes the level of the materials and components installed, from floor coverings and sanitary fittings to building services. It has a strong effect on the price, living comfort and long-term value of your house and is defined in concrete terms during the sample selection. - Floor slab (Bodenplatte)
- The floor slab is the continuous, usually steel-reinforced concrete slab that serves as the base and foundation of the house. It transfers the building loads into the ground and also forms the floor of the ground floor if no basement is built. - Funding (Förderung)
- Funding consists of state grants or low-interest loans that financially support energy-efficient and age-appropriate building. - The floor plan is the scaled top view of a storey and shows the arrangement of rooms, walls, doors and windows. It is the basis for planning the living space and significantly influences living comfort, daylighting and later flexibility of use. - Full storey (Vollgeschoss)
- A full storey is a storey that, under the state building regulations, has a certain minimum height over a sufficient share of its area. - The ground floor is the storey of a building located at the level of the surrounding terrain. - A general contractor takes on the complete construction work from a single source and in turn engages the individual trades as subcontractors. For you as the client there is only one contractual partner, which simplifies coordination and warranty. - At the building handover, the handover protocol documents the condition of the building along with all identified defects and outstanding works. - The land charge is a real property lien with which a property is encumbered as security for a loan. It is entered in the land register and entitles the bank to initiate a forced sale in the event of default. As a flexible security instrument, it remains in place even after repayment until it is deleted or used again. - Living area (Wohnfläche)
- The living area refers to the floor space of living rooms that is countable under the Living Space Ordinance (Wohnflächenverordnung). Areas under sloping roofs or in basements are counted only partially or not at all, which is why it differs from the gross floor area. - With a notice of defects, you notify the construction company in writing of an identified building defect and demand rectification. - Real estate transfer tax is due on the purchase of a plot or property and is levied by the federal states. Depending on the state, the tax rate is between 3.5 and 6.5 percent of the purchase price. It is one of the ancillary construction costs, and only after it has been paid does the clearance certificate enable the entry in the land register. - Screed (Estrich)
- Screed is the load-bearing or floating floor layer applied on the structural slab that forms the base for the later floor covering. It often accommodates the pipes of the underfloor heating and must dry sufficiently before laying the covering. - Solid house (Massivhaus)
- A solid house is built stone by stone from mineral building materials such as brick, sand-lime brick or concrete. - A show home is a fully furnished display house in which providers let you experience the construction method, floor plans and fit-out variants. - Shell / structural build (Rohbau)
- The shell comprises the load-bearing and bracing components of a house such as the foundation, walls, ceilings and roof truss. Once completed, the building is weatherproof but not yet habitable, as the interior fit-out follows. The completion of the shell is often celebrated with the topping-out ceremony. - Smart Home
- A smart home is a residential building in which technology such as heating, lighting, shading and security is networked and controlled automatically. - Structural analysis calculates the load-bearing capacity and stability of a building under all expected loads. - A turnkey house is handed over by the provider ready for occupancy, so you can move in directly after the handover. - Underfloor heating emits heat over a large area through the floor and works with low flow temperatures. It works especially well with heat pumps and is therefore standard in modern efficiency houses. - U-value (U-Wert)
- The U-value, also called the thermal transmittance coefficient, indicates how much heat is lost through a component, measured in watts per square metre and kelvin. - A vapour barrier is a film or membrane that regulates the passage of water vapour from the interior into the insulation, thereby preventing moisture damage. It must be sealed airtight and bonded professionally to avoid condensation and mould in the structure. - The warranty obliges the construction company to remedy defects within the statutory period, which for buildings is generally five years from handover. - Works contract (Werkvertrag)
- The works contract obliges the contractor to produce a specific work, while you owe the agreed remuneration. In house building it is the legal basis when you commission a construction firm to build on your own plot. Key effects such as handover, warranty and the due date of payment are governed by works contract law.
