The calculator adds up four items: the house price (living area times the price per square metre for the chosen finish level), the foundation (slab or cellar), 15 percent ancillary construction costs (Baunebenkosten) on house and foundation, plus a flat €15,000 for outdoor works. On top of that it factors in a 5 percent contingency reserve. This gives you a realistic total investment for building a house, rather than a flattering house price.
Is the plot included in the calculation?
No, we deliberately leave the plot out because building-land prices in 2026 vary enormously — from around €60 per square metre in rural Mecklenburg-Vorpommern to €3,000 per square metre around Munich. The calculator therefore shows the pure build sum plus ancillary costs; you add the plot price yourself.
How reliable are the stored prices per square metre?
The values (€1,200 for a kit house, €1,900 for a shell-finished house, €2,800 turnkey) reflect the 2026 market averages from our analysis of 140 manufacturers. At the top end, premium providers charge up to 30 percent more; budget providers sit up to 15 percent below. So you get a solid guide value — your actual offer may differ.
Which items are often costed too low when building a house?
Frequently underestimated are special requests for bathroom and kitchen, difficult sloping plots, more extensive outdoor works above €15,000, utility connections in not-yet-developed building areas, and extras from later design changes. Anyone accounting for these realistically should plan for an extra 5 to 10 percent reserve.
