In brief
For a tiny house, expect around €45,000 (15 m², mobile basic model) to €130,000 (50 m², fully equipped modular house on a foundation) in 2026, excluding plot or pitch. Per square metre, mini houses are more expensive at €2,600 to €3,800 than classic prefab houses, since kitchen, bathroom and building services must be fully accommodated in the smallest area. Legally decisive: for permanent living, a tiny house also needs a building application and a plot with building rights — the trailer variant (up to 3.5 t) counts as a vehicle under road law, but is not a loophole under housing law. Anyone wishing to live permanently and legally usually opts for the modular house on a foundation or screw anchors.
What a Tiny House as a prefab home costs – the overview
With the Tiny House, the living unit is built almost entirely in the factory: it is delivered largely finished and set up and connected on site in a short time. A binding fixed price ex works makes the calculation predictable – the plot or pitch, foundation, transport, crane and utility connections, however, always come on top.
Important with this special building form: classic new-build funding programmes for residential buildings (such as the KfW loans) require a permanently approved residential house with a proven energy standard – many Tiny House models do not meet this automatically. Therefore clarify the building rights at the installation site and possible funding eligibility before ordering.
This speaks in favour on price
- Binding fixed price – calculable from the start
- Very short installation time – ready to move in often within a few days
- High degree of prefabrication – hardly any weather risk on the building site
- Relocatable depending on the model – a change of location remains possible
This drives the price up
- Transport, crane and foundation come on top of the purchase price
- Pitch, site development and building rights must be clarified in advance
- Classic new-build funding (e.g. KfW) often does not apply
Putting per-square-metre costs and the total price 2026 in context
The price for a Tiny House project in prefab construction depends above all on the area, specification and usage requirements. From €45,000 is a realistic starting price for the basic version (as of 2026).
In addition to the pure house price, factor in the incidental building costs (around 15–20 % of the construction sum), earthworks and a buffer. With our cost calculator you can determine your individual total price. How each price factor works is shown on the Prefab house prices 2026 page.
For a tiny house, reckon on €45,000 to €130,000 in 2026 — depending on size, construction type (mobile or stationary) and fittings. Self-sufficiency packages with photovoltaics, battery storage and water tank add €10,000 to €25,000. The following table shows realistic price ranges by living area:
| Living area | Mobile (on trailer) | Stationary (modular house) | With self-sufficiency package |
|---|---|---|---|
| 15 m² | €45,000 – 60,000 | €52,000 – 68,000 | €62,000 – 85,000 |
| 25 m² | €58,000 – 78,000 | €68,000 – 88,000 | €80,000 – 108,000 |
| 35 m² | €72,000 – 95,000 | €82,000 – 108,000 | €95,000 – 128,000 |
| 50 m² | — | €98,000 – 130,000 | €112,000 – 155,000 |
Values excluding plot/pitch, servicing and ancillary construction costs. For permanent living: a building application, servicing (water, sewage, electricity) and a plot in the inner area or with a development plan are mandatory — pure weekend and holiday pitches are not enough. For a pitch in a tiny-house settlement you pay about €200 to €450 in rent per month in 2026. As of 2026.
