Short answer

Which multi-family house floor plan suits your project?

Multi-family house floor plans differ above all in the access. The units-per-floor type (Spänner) indicates how many flats one stairwell serves per storey: 2-unit type, 3-unit type or 4-unit type. From about five flats per storey, the access balcony is a good option. The more flats hang on one stairwell, the lower the circulation area per unit. Common houses range from three to eight residential units. The models in our database are calculated on a project basis and are therefore listed with the price on request.

What is a 2-unit, 3-unit and 4-unit type?

A 2-unit type is a multi-family house in which two flats per storey are served by a shared, central stairwell. This building form is regarded as the classic floor plan for smaller multi-family houses with well-lit flats on both sides. The 2-unit type offers generous flat layouts, but causes comparatively much circulation area per residential unit.

A 3-unit type serves three flats per storey via one stairwell. This spreads the circulation area across more units and increases area efficiency. The middle flat is usually lit from one side only, which is why its layout must be planned carefully. The 3-unit type is suited to return-oriented projects with mixed flat sizes.

A 4-unit type bundles four flats per storey on one stairwell. It reaches the highest area efficiency of the stairwell types, but places the greatest demands on the lighting and floor-plan layout of the inner flats. This building form is used above all with compact, cubic building bodies and urban plots. You can read more about the multi-family house as a house type in the associated guide.

Floor-plan typologies at a glance

The four typologies cover the majority of multi-family house floor plans. Residential units per storey, flat sizes and access serve as a first orientation. The order does not represent a ranking.

Area efficiency: living area versus circulation area

For the cost-effectiveness of a multi-family house, what counts is the ratio of lettable living area to non-lettable circulation area. The following values are common ranges and not price figures.

How to plan a multi-family house floor plan

A good multi-family house floor plan begins with the question of access. The units-per-floor type decides how many flats one stairwell serves per storey and how much circulation area arises per residential unit. For the multi-family house the rule is: the more flats hang on one stairwell, the better the area efficiency, but the more demanding the lighting of the inner flats. The 2-unit type offers the most generous layouts, the 3- and 4-unit types the higher utilisation.

For compact projects with three to four residential units, the central stairwell as a 2- to 4-unit type is the rule. If the number of flats per storey grows beyond five or the building body becomes very long, the access balcony plays out its strengths: an external walkway serves many units, each flat is lit from two sides and the internal circulation area drops. In return, the access balcony requires more facade area and a well-thought-out sound and privacy protection towards the walkway side.

Depending on the number of residential units, the typical floor-plan layouts differ. Compact projects are addressed on the pages for the 3-family house and the 4-family house. All routes and topics around the project are bundled in the overview of the multi-family house.

The flat mix determines the cost-effectiveness. A healthy mix of two-room flats of around 50 to 65 m², three-room flats of about 70 to 90 m² and family-suitable four-room flats of 95 to 120 m² increases lettability and spreads the vacancy risk. Make sure to arrange riser shafts and bathrooms above one another, keep the stairwell compact and limit the circulation area to 12 to 20 percent. From three above-ground storeys a lift is frequently required and improves the lettability of upper flats.

Prefab house providers plan multi-family houses on a project basis and match the floor plan to the plot, target group and budget. Because the plot, flat mix and fittings strongly shape the price, these houses are listed with the price on request. Anyone planning to let will find background in the guide Prefab house as an investment. Details on price ranges and the build process are deepened by the guides on multi-family house prices and on building a multi-family house.

Multi-family house floor plans: frequently asked questions

The most important answers on units-per-floor types, access, flat sizes and area efficiency.

What is a 2-, 3- and 4-units-per-floor type?
The units-per-floor type (Spänner) describes how many flats are served by a shared stairwell per storey. With the 2-unit type, two flats per storey lie on a central stairwell, with the 3-unit type there are three and with the 4-unit type four. The more flats hang on one stairwell, the lower the proportional circulation area per residential unit turns out, which improves cost-effectiveness. At the same time, lighting the inner flats becomes more demanding.
Which access type suits a multi-family house with many flats?
For three to four flats per storey, a central stairwell as a 2- to 4-unit type is common. From about five flats per storey or with very long building bodies, the access balcony (Laubengang) comes into play: an external walkway serves many units, saves internal circulation area and lights each flat from two sides. The access balcony, however, requires more facade area and careful sound and privacy protection towards the walkway side.
How large are the flats in a multi-family house?
The flat sizes are geared to the planned tenant or owner mix. Common layouts range from the two-room flat of around 50 to 65 m², through the three-room flat of about 70 to 90 m², to the family-suitable four-room flat of 95 to 120 m². A balanced flat mix of smaller and larger units increases lettability and spreads the vacancy risk. The exact layout is planned on a project basis.
How much living area is lost as circulation area?
Stairwell, corridors, lift and technical rooms count as circulation and ancillary areas and cannot be let. As a rule of thumb, in a well-planned multi-family house about 12 to 20 percent of the gross floor area goes to these areas. The more flats hang on one stairwell, the lower the share per residential unit. The access balcony and compact stairwell cores reduce the circulation area additionally.
Is a lift worthwhile in a multi-family house?
A lift is frequently required by building regulations from three above-ground storeys and increases accessibility as well as the lettability of upper flats. With two full storeys and flats on the ground and upper floor, it is usually dispensable. The lift occupies additional area and causes maintenance costs, but broadens the target group right up to older tenants. The specific obligation follows from the respective state building code (Landesbauordnung).
Can the floor plans of a multi-family house be adapted to the flat mix?
Yes. Prefab house providers plan multi-family houses on a project basis and match the flat mix to the plot and the target group. Within the load-bearing grid, flat sizes, number of rooms and the distribution across the storeys can be adjusted. Load-bearing walls, riser shafts and the stairwell set the framework here. Anyone who talks to the provider early about the tenant or owner mix receives a floor plan that is coherent both economically and structurally.
