Short answer: Earthworks include all work on the building ground before the actual shell: pushing off and temporarily storing the topsoil, excavating the building pit for the basement or floor slab, levelling and compacting the subsoil, and hauling away and disposing of surplus soil. Topsoil, excavation and the difference between basement and floor slab
Short answer: It starts with the topsoil: the uppermost, humus-rich soil layer must not be built over and is pushed off and stored to one side – later you use it for the garden. Why the soil survey should come first
Short answer: A soil survey – also called a subsoil investigation – clarifies how load-bearing the soil is, how high the groundwater stands and which soil classes are to be expected. In 2026 it costs around €500 to €1,500 and is thus one of the most worthwhile investments of all: it prevents expensive surprises during excavation and is the basis for the right foundation. Ideally you have the survey carried out even before buying the plot, in order to detect a rock or groundwater problem early. A plot then looks cheap but, because of the subsoil, is not.
On a sloping plot the disadvantage can also be turned to advantage: a slope is excellently suited to a garden level or a lower ground floor with daylight, which creates additional living space. But honestly weigh the extra costs for earthworks and retaining walls against the gain in floor area.
