Construction schedule planner: when is each step due?

The shell of a prefab house is up in a few days – the path to it often stretches over two years. Enter your desired move-in date, and the planner determines backwards when you must trigger the plot search, financing, building application and assembly at the latest.

Why the construction time of a prefab house is often underestimated

Hardly any argument appears in advertising for prefab houses as often as the short construction time – and indeed a prefabricated house is often up in its shell within one to two days. Yet this very image is deceptive: the pure assembly is only a tiny section of a project that usually takes between one and over two years from the first decision to moving in. Anyone who underestimates this lead time comes under pressure – for example because the tenancy is ending, the interim financing becomes more expensive or the desired date for the child's school enrolment can no longer be kept. The construction schedule planner starts exactly here and directs the focus away from the romantic assembly day towards the decisive preparation phases.

In many cases the biggest time-eater is the plot search. In sought-after locations six to twelve months quickly pass before a suitable, affordable and developed building plot is found and secured by notary. Without a plot you can neither submit a reliable building application nor finalise the financing calculation – the phase therefore stands right at the beginning of the chain. Anyone who already owns a plot shortens their project period noticeably; the planner takes exactly that into account as soon as you make the corresponding entry. It is similar with the financing: a financing commitment settled in advance not only takes time out of the process, it also strengthens your position towards plot sellers and providers.

Once the foundation of the planning is laid, the provider choice with the sample selection follows. In this phase you compare quotes, check the scope of services and completion stage and set the concrete fittings in the show home or sample-selection centre – from windows and floor coverings to building services. Three to four months are realistic here, because every change affects the price and structural design and needs to be well considered. Only afterwards does the provider submit the building application. The permit is the section that is hardest to plan: while some municipalities decide within a few weeks, four to six months are not uncommon in overloaded conurbations. A complete, review-ready application and an experienced provider speed up the procedure considerably.

Only with the building permit does the actual production at the factory begin. Over three to four months the wall, ceiling and roof elements are created there under controlled conditions – independent of the weather and site logistics, which is a significant quality and time advantage of the prefab house. In parallel or immediately beforehand the foundation is created, i.e. the floor slab or the cellar. On assembly day the prefabricated house is then assembled; the interior fit-out follows, which, depending on the completion stage, takes between a few weeks and several months. Anyone who opts for a completion-stage house (Ausbauhaus) or kit house (Bausatzhaus) saves money, but usually extends the construction phase through the contributed labour.

At the end of every serious planning there is a buffer. Delays with authorities, delivery difficulties with materials or remaining work before the handover can rarely be completely avoided. One to two months of reserve protect against small shifts adding up to a missed move-in date. The construction schedule planner deliberately factors this buffer in and calculates the entire chain backwards from the desired move-in date, so that you immediately recognise when you have to get going. How the individual cost items are distributed across these phases is additionally shown by our cost calculator; you can determine the matching monthly burden in the construction financing calculator. A deeper introduction to the process and funding options is offered by the overview of funding for building a house. Anyone who wants to orient themselves early on the official deadlines will find the legal basis of the building permit procedure at the Verbraucherzentrale (German consumer advice centre) guide.

Construction time, construction phases and schedule for a prefab house – common search queries

Construction time for a prefab house

The pure construction time of a prefab house is short – the shell is often up in a few days. Decisive for the move-in date is the lead time from plot search, financing, sample selection and building permit, which the construction schedule planner makes visible.

Setting up a schedule for building a house

You draw up a reliable schedule for building a house most reliably backwards from the desired move-in date. This way you see at a glance when each phase must start and whether your target date is even still achievable.

How long does building a house take?

How long building a house takes depends above all on whether the plot and financing are already in place. Without these foundations, 20 to 27 months are realistic; with both, around 12 to 16 months until move-in.

Sequence of the construction phases

The individual construction phases interlock: plot, financing, provider choice with sample selection, building application, production at the factory as well as assembly and fit-out. The planner works through this sequence with realistic time windows and a buffer.

Frequently asked questions about the construction schedule

Answers to the most common questions about the construction time, the construction phases and the sequence for a prefab house – from the permit duration to phases running in parallel.

How much time passes from the decision to moving into a prefab house?
Realistically, plan for 20 to 27 months without an existing plot, and around 12 to 16 months with a plot and settled financing. The largest part is not the actual construction time – a prefab house shell is often up in a few days – but the preparation: plot search, financing, provider choice with sample selection and above all the building permit procedure. The construction schedule planner determines your individual lead time backwards from the desired move-in date, so that you know when to trigger which step.
Why does the planner calculate backwards from the move-in date?
Because most builders have a fixed goal in mind – such as moving in before their child starts school or when the tenancy ends. From this target date it is derived when each phase must start at the latest. This backward planning clearly reveals whether a desired date is still feasible or whether you should actually have started months ago. That is exactly what the planner points out with a warning.
How much time does a building permit for a prefab house take?
The processing time varies greatly: in some municipalities the decision is available after four to six weeks, while in conurbations with overloaded building authorities four to six months can pass. Allow two to four months of buffer in the construction schedule. A complete, review-ready building application speeds up the procedure noticeably – here it pays off to involve the prefab-house provider early, as they usually help prepare the application.
Can construction phases be handled in parallel to save time?
Partly yes. You already prepare the financing enquiry during the plot search, and you start the provider choice in parallel with the ongoing financing commitment. What cannot be shortened, on the other hand, are steps that build firmly on one another: no building application without a plot, no production without a permit, no assembly without production. The planner therefore deliberately calculates these phases one after another and with a buffer, so that the date stays reliable.
What happens if my desired date is unrealistic?
Then the planner shows you a clear warning and names the earliest realistic construction start. You then have two levers: either push the move-in date back or shorten the lead-time phases, for example by already securing a plot and clarifying the financing in advance. The planner asks about both factors and adjusts the schedule automatically.
Is the construction schedule a substitute for scheduling with the provider?
No. The construction schedule planner offers realistic guidance for your own preparation and makes the dependencies of the phases visible. The binding sequence of dates – from the sample selection through the production slot at the factory to the assembly date – you set later together with your prefab-house provider in the construction contract. That is exactly where it shows how well a manufacturer plans with delivery times and capacities.
