In short

The 12 leading prefab house providers in Germany in 2026 include Bien-Zenker, WeberHaus, Hanse Haus, Schwörer Haus, OKAL, Town & Country, Allkauf, Danwood, Büdenbender, Hebelhaus, Bio-Solar-Haus and Baudirekt. The square-metre price ranges from around €1,800 (entry segment, turnkey) to €3,800 (premium, KfW-40 or QNG). Which provider fits is determined by region, fit-out stage, construction method and energy standard. Compare at least three offers — those who check five to seven providers save, according to the consumer advice centre (Verbraucherzentrale), an average of 8 to 12 percent compared with the first offer.

These are the 13 criteria we compare

We show each criterion individually and transparently — without weighting and without an overall ranking. The information is based on provider information or publicly available sources and is not independently verified. The KfW additionally offers neutral guidance on choosing a prefab house provider. In terms of contract law, every private new build is governed by the construction contract (Bauvertrag) under § 650a BGB; for private builders, § 650i BGB additionally regulates the consumer construction contract (Verbraucherbauvertrag) with extended rights of withdrawal and protection.

    1. Price lock in the contract

Guaranteed price lock in months from the signing of the construction contract (Bauvertrag). We look at the specific contract clauses. Classification: ≥ 18 months very good, 12–17 months good, < 12 months adequate.

    2. Construction & building method

Timber frame, timber panel, solid prefab house (Massiv-Fertighaus) or modular construction — it affects U-values, construction time, extensibility and value retention.

    3. Standard energy rating

Standard energy efficiency of the providers' houses at no surcharge, per provider information (KfW 40 Plus, KfW 40, KfW 55 or GEG minimum standard).

    4. Quality seals & certificates

DGNB, BDF (Federal Association of German Prefab Construction / Bundesverband Deutscher Fertigbau), RAL quality mark, QDF (Quality Association of German Prefab Construction / Qualitätsgemeinschaft Deutscher Fertigbau) — per provider information, not independently verified.

    5. Time to handover

Average time from contract signing to the handover of the keys, per provider information.

    6. Years in the market & company size

Founding year and size of the provider. Experience alone does not prove quality, but serves as a risk indicator against insolvency.

    7. Scope of services

Building consultation, plot service, financing advice and architectural services (full service, partial service or basic), per provider information.

    8. Show homes you can visit

Number of show homes (Musterhäuser) you can visit nationwide — important for a hands-on impression before signing the contract.

    9. Additional warranties

Warranties in years that go beyond the statutory guarantee (gesetzliche Gewährleistung), per provider information.

    10. Regional reach

In how many federal states (Bundesländer) is the provider active? A local presence shortens travel distances and lowers construction-time risks.

    11. Room for planning flexibility

How flexibly can the provider's portfolio be adapted? Standard houses, modular adaptation or free architectural planning?

    12. Transparent pricing

How transparently are prices communicated? This classification is editorial and relies on publicly available information.

    13. Insolvency protection

Membership in the Bauherrenschutzbund (builders' protection association) and a completion guarantee (Fertigstellungsbürgschaft) — per provider information, not independently verified.

How we work: methodology and transparency

This comparison presents the providers neutrally. There is no weighting, no overall grade and no ranking — the order is alphabetical by default. The information on individual features is based on provider information or publicly available sources and is not independently verified.

    Where our information comes from

    • Fixed-price guarantee: per provider information (terms and conditions, construction contracts, websites), not independently verified.
    • Energy standard: standard house offers per provider information.
    • Certificates: per provider information, not independently verified.
    • Experience & size: publicly available company data and provider websites.
    • Construction time, service, warranties: per provider information.

Review date: not specified. If a reliable, documented review is missing, we explicitly flag this as “not specified”.

    No weighting, no overall ranking

We deliberately avoid points, a weighting of individual criteria and an overall rating. We show each feature individually and transparently, so that you weight the criteria that matter to you yourself. We do not keep aggregated star ratings, because we have no verifiable source for them.

Where conflicts of interest could arise

For prospective builders, using Prefabricated House is free. For qualified enquiries, participating construction or advisory partners may pay a referral fee. This has no effect on the editorial presentation. We label operator, shareholding and partner relationships separately. How we finance ourselves.

    About the certificates

The certificates and memberships mentioned (e.g. DGNB, BDF, QDF, RAL) are based on provider information and have not been independently verified by us.

Classify providers 2026 by budget, region and construction method

When looking for a prefab house provider, three dimensions matter in practice: budget, regional availability and the desired construction method. The following editorial overview classifies the 12 market-leading providers exactly according to these criteria — as guidance even before the detailed filter further up.

Fact check: According to the Federal Association of German Prefab Construction (BDF), prefab houses reached a market share of 26.5 percent of all approved single-family, semi-detached and two-family houses in 2025 — a record figure. Although building permits fell across the industry by around 20 percent, the prefab house industry gained in market share. Source: BDF Annual Report 2025, Federal Statistical Office (Destatis).

    Providers by price range

    Entry segment
    €1,800 – 2,400 per m²

Standardised floor plans, KfW-55 standard and fixed price — suitable for first-time buyers and young families on a tight budget.

    Mid segment
    €2,500 – 2,900 per m²

Turnkey with upscale equipment, KfW-55 often as standard — for builders with clear comfort requirements and a medium budget.

    Premium segment
    from €3,000 per m²

High-quality equipment, individual architectural planning, KfW-40 or QNG standard as well as premium materials.

Which provider builds in which region

There are clear differences in regional availability. In the south of Germany the offering is denser, in the north it is spread across a few providers. The market is shaped by a south-north divide: in Baden-Württemberg, 43.5% of builders opt for prefab construction, in North Rhine-Westphalia 18.9%.

    Nationwide (all 16 federal states)

Bien-Zenker, Hanse Haus, Schwörer Haus, OKAL, Town & Country (over 300 licence partners), Allkauf, Hebelhaus, Bio-Solar-Haus, Baudirekt. WeberHaus also builds in Switzerland, Luxembourg and France.

Focus on southern Germany (BW, BY)

WeberHaus (Rheinau-Linx plant), Schwörer Haus (Hohenstein plant), FischerHaus, Regnauer.

Focus on central / west (NRW, RP, HE, SL)

    Büdenbender Hausbau, Bien-Zenker, OKAL.

Focus on northern Germany (NI, SH, MV, HH, HB)

Hanse Haus, Danwood (direct delivery), ScanHaus.

More than 35 further providers with a regional focus are gathered in our regional overviews for all 16 federal states.

    Providers sorted by construction type

Timber frame / timber stud construction

The classic prefab construction method with a load-bearing structure of timber beams and insulation in between. Advantages: the fastest assembly, the best CO₂ balance and, thanks to thin walls, a high living-space efficiency.

Bien-Zenker, OKAL, Allkauf, Danwood, Büdenbender, Schwörer

    Timber panel / large-panel construction

Wall and ceiling elements are produced entirely in the factory — including windows, doors and installations. The degree of prefabrication is the highest, and the shell is up in 1 to 2 days.

Hanse Haus, WeberHaus (its own ÖvoNatur-Therm construction)

    Solid prefab house (Massiv-Fertighaus)

Brick-on-brick construction with factory-prefabricated wall elements. It combines solid substance with a shorter construction time and offers more heat storage as well as better sound insulation.

Town & Country (Ytong/brick), Hebelhaus (aerated concrete), Kern-Haus

    Special construction methods

Bio-Solar-Haus relies on the patented house-in-house principle with a double shell and a buffer space in between — for high energy efficiency and ecological materials. Baudirekt plans freely according to the architect's design in various construction methods.

To the right provider in 5 steps

    1. 1

Set out living space and budget

Clarify realistic key figures: equity, monthly instalment as well as total costs including the plot and ancillary costs. An overview of market prices per square metre, fit-out stage and energy standard is provided by House prices 2026.

    2. 2

Determine the energy standard and construction method

Timber frame, timber panel or solid prefab house? KfW-55, KfW-40 or QNG? These decisions already rule out 80 percent of providers. For the fundamental construction-method question, the pillar guide Prefab or solid build – the comparison 2026 helps.

    3. 3

Scrutinise 3 to 7 regional providers

Pay attention to identical comparison parameters: the same living space, the same fit-out stage, the same energy standard. Only then can prices really be compared — and specifically via construction and specification descriptions, not via diagrams on the websites.

    4. 4

      Experience show homes on site

The personal impression says more than any catalogue. Check materials, wall thicknesses, workmanship and acoustics on site. Visit at least two show homes, at most three to four per day — otherwise the impressions blur.

    5. 5

Check construction contracts clause by clause

Keep an eye on the fixed-price guarantee, the construction and specification description, the construction-time guarantee, insolvency protection and the warranty. Before signing, bring in an independent building surveyor — the cheapest insurance in the entire construction process.

Questions and answers on the provider comparison

The key questions about prefab house providers, reviews and fixed-price guarantees — answered concisely.

How does your comparison differ from other portals?
We do not receive a commission for a click on a provider. Our presentation relies on publicly available information — such as the fixed-price guarantee (Festpreisgarantie), certificates and other features per provider information. There is no overall ranking for sale. Any later lead referral only takes place at the user's explicit request and has no effect on the presentation. You can read how we finance ourselves on the page “How we finance ourselves”.
Which prefab house provider is the best in 2026?
There is no objectively best prefab house provider — only the one that fits your individual requirements. We deliberately avoid an overall ranking and a “top grade”. Which provider is right for you is determined by region, construction-method preference, budget and desired energy standard. Using our comparison tool, you compare up to three providers point by point.
How do I find the right prefab house provider?
In 2026, four steps lead to the right prefab house provider: First, set your budget and region — not every provider builds in every federal state (Bundesland). Second, choose the price segment: entry level (from €1,800/m², e.g. Massa Haus, Allkauf), mid range (€2,500–3,000/m², e.g. Bien-Zenker, FingerHaus) or premium (from €3,300/m², e.g. WeberHaus, Schwörer Haus). Third, compare the hard criteria: fixed-price lock in months, energy standard and completion guarantee (Fertigstellungsbürgschaft). Fourth, visit two to three show homes and obtain identical quotes. The comparison tool above puts up to three providers side by side, point by point.
How many providers should I compare?
We recommend comparing three to five providers in detail. With fewer than three, you lack a basis for negotiation. With more than five, you risk decision paralysis and unnecessary time expenditure. That is why our comparison tool allows a maximum of 3 providers at once.
What exactly does a fixed-price guarantee mean?
A fixed-price guarantee (Festpreisgarantie) promises that the agreed house price stays stable for a defined period after contract signing — regardless of material or wage increases. Common terms are 9 to 22 months. Note: the guarantee usually only covers the pure house price, not the soil survey, site development or special requests. Read the exact contract clause carefully.
Are the reviews on provider websites reliable?
Only to a limited extent. Providers often show only positive reviews. More reliable are independent platforms such as Google Reviews, Trustpilot and ProvenExpert, as well as builders' forums like bauen.de or fertighaus-forum.de. In this comparison we do not keep aggregated star ratings ourselves, because we have no verifiable source for them.
What does the price comparison at Prefabricated House cost me?
For prospective builders, using Prefabricated House is free. For qualified enquiries, participating construction or advisory partners may pay a referral fee — but only after your explicit consent and with no influence on the editorial presentation. We label operator, shareholding and partner relationships separately.
Why is my preferred provider missing from the list?
Only providers that have been on the market for at least 5 years, have built more than 100 houses and have a verifiable registered office in Germany make it onto the list. These minimum requirements protect builders from dubious offers. If an established provider is missing, feel free to write to us at kontakt@prefabricatedhouse.de.
How up to date is the provider data?
The information is based on publicly available sources and the providers' websites. A specific review date is currently not available; as long as no reliable review is documented, we flag this as “not specified”.
Can I contact providers directly via Prefabricated House?
Yes. Via every detail page and via the recommendation tool you can request price quotes free of charge and without obligation. You decide yourself where your data goes — never automatically and never without your consent.
What is the difference between timber frame, timber panel and solid prefab house?
In timber frame construction, individual timber beams serve as the load-bearing structure and are clad on site. Timber panel construction relies on fully prefabricated wall elements and thus shortens construction time. The solid prefab house (Massiv-Fertighaus) combines prefabrication with brick-on-brick construction and unites the advantages of both systems. Which construction method suits you depends on your priorities regarding construction time, sound insulation and value retention.
Which subsidies can I get for a prefab house in 2026?
In 2026 the main options are the KfW subsidies 261 (residential building — loan) and 297 (Climate-Friendly New Build / Klimafreundlicher Neubau). At KfW 40 standard, up to €150,000 in low-interest loan per residential unit is possible. On top of that come state-level subsidies per federal state. You can find details on our page /kosten/kfw-foerderung-2026.
What is the difference between turnkey and shell-only house?
Turnkey (schlüsselfertig) means the provider handles all trades and you move into a finished house. With a shell-only house (Ausbauhaus), only the shell is built and you take care of the interior fit-out yourself (plumbing, electrics, flooring) — with your own labour you save around 15–25% of the house price.
Which house prices are worth comparing?
A robust price comparison does not just look at the house price, but examines ten cost factors line by line: the construction and specification description (Bau- und Leistungsbeschreibung), included fit-out stages, energy standard and heating technology, fixed-price lock in months, completion guarantee, construction time from the building application, regional availability of the site management, independent reviews from three sources, the sampling concept including the special-request process, and the warranty under VOB or BGB. At Prefabricated House, 140 manufacturers are prepared exactly according to these criteria — you filter by region, construction method and budget and place up to three prices directly side by side.
How do I concretely compare providers such as OKAL, Haas, Massa, Schwörer, Streif or WeberHaus?
Well-known providers differ mainly by construction method, price segment and degree of prefabrication. OKAL and Haas Fertigbau build in timber frame construction with a lot of design freedom. Massa Haus is positioned in the entry segment from around €1,800 per square metre, turnkey. Schwörer Haus scores in the premium segment with comprehensive KfW-40-NH standards and construction-time guarantees. Streif Haus combines timber panel construction with individual architectural planning. WeberHaus is one of the oldest German prefab house manufacturers and places value on design. Prices only become comparable via identical construction and specification descriptions — not via diagrams on websites. At Prefabricated House, all costs are presented in a uniform structure.
What is the point of visiting a prefab house exhibition?
At a prefab house exhibition such as Eigenheim & Garten in Fellbach, Glashaus in Frechen, Wuppertal or the FertighausCenter Mannheim, you experience construction methods, the feel of the rooms, materials and detailed solutions first-hand — unlike in a catalogue or photo. A visit is especially worthwhile once your budget, house size and preferred construction method are already roughly set. Tips: view at most three to four houses per day, ask specifically about wall and ceiling structures, window quality, staircase execution and sanitary class, book consultation appointments in advance, and do not sign any contract offer on site. In most show-home parks, 20 to 60 providers stand side by side.
How should I handle brand searches such as ELK, allkauf, Bien-Zenker, Living or Weiss?
In 2026, brand-related searches are a strong research signal — they show that you are already in the evaluation or decision phase. A direct brand comparison helps: ELK (Austrian timber-house specialist with a long tradition), allkauf haus (entry segment with standardised models), Bien-Zenker (premium timber panel construction with great sampling depth), Living Haus (brand of the Bien-Zenker group for young builders), Weiss Haus (regional provider with individual planning). At Prefabricated House, allkauf haus, Bien-Zenker, Living Haus and more than 30 further manufacturers are presented with their costs neutrally according to identical criteria — nobody pays for placements.
Which prefab house providers are the best in Germany in 2026?
We deliberately avoid an overall ranking and a “top grade”, because we have no verifiable rating source for them. The providers appear neutrally, usually alphabetically. Which prefab house provider fits you in 2026 is determined by region, construction method (timber panel / timber frame / solid prefab house), desired energy standard (KfW 40, KfW 40 Plus or GEG) and budget — the comparison above puts up to three providers side by side, point by point, based on verifiable features.
Who is the cheapest prefab house provider in Germany in 2026?
In the entry segment, Allkauf Haus, Town & Country and Danwood have prices from around €1,800 to €1,900 per square metre for a turnkey single-family house of 120 to 140 square metres — that corresponds to roughly €230,000 to €270,000 house price without the plot. Kit houses (Bausatzhäuser) start from around €90,000 for delivery alone, but then require considerable own labour on the interior fit-out. The cheapest provider is not automatically the most economical one — for genuine comparability, the scope of services, the fixed-price guarantee and the construction and specification description all count.
Which manufacturers offer a fixed-price guarantee in 2026?
Fixed-price guarantees of 12 to 22 months are now granted by almost all BDF members, including Bien-Zenker, WeberHaus, Hanse Haus, Schwörer Haus, Town & Country, OKAL, Allkauf, Danwood, Büdenbender, Hebelhaus and Bio-Solar-Haus. The conditions differ significantly: some providers allow index adjustments for material and wage cost increases, while others secure genuine fixed prices without an escalation clause. At 22 months, OKAL Haus leads the market with the longest fixed-price lock. Always check the construction contract and the construction and specification description in detail before you sign.
What does a house from WeberHaus cost per square metre in 2026?
In 2026, WeberHaus sits in the upper price segment with square-metre prices of €3,300 to €3,600. The newLife bungalow starts at around €3,400 per square metre, the Option bungalow at around €3,600 per square metre. Included are the floor slab, KfW-40-Plus standard and a 15-month fixed-price guarantee. Delivery time is currently around 18 to 24 months from contract signing. You can find further details and the model selection on the WeberHaus detail page in the comparison portal.
What does the QDF mark of the Quality Association of German Prefab Construction mean?
The QDF mark was introduced by the Federal Association of German Prefab Construction (BDF) in 1989; it is regarded as the most important quality seal of the German prefab house industry. It certifies that a manufacturer is regularly inspected by independent testing bodies — for construction execution, fire protection, sound insulation, thermal insulation, air-tightness and contract compliance. Member companies must continuously demonstrate the quality criteria, otherwise the mark is withdrawn. For builders, the QDF mark is a reliable indicator when selecting a provider — but it does not replace an individual review of the construction and specification description.
Which providers build in which region of Germany?
Most of the 140 reviewed providers have a clear regional profile. Active nationwide are Bien-Zenker, Hanse Haus, Schwörer Haus, OKAL, Allkauf, Hebelhaus, Bio-Solar-Haus, Baudirekt and WeberHaus (additionally Switzerland, Luxembourg, France). Town & Country works with more than 300 licence partners across Germany. Southern German focus: WeberHaus (Rheinau-Linx plant), Schwörer Haus (Hohenstein plant), FischerHaus, Regnauer. Central/West (NRW, RP, HE): Büdenbender Hausbau, OKAL. Northern Germany: Hanse Haus, Danwood (direct delivery from the plant in Poland), ScanHaus. Before every enquiry, check regional availability using the postcode filter.
